Dusk to Dawn Lighting

We're exploring our options for outdoor lighting, and "dusk to dawn" sensors that turn on when it gets dark seem like a sensible and economical option. Does anyone have any advice about these? How well do they work? Where is a good place to buy them?

Real Risks of Building Without a Permit?

Please tell me some true stories of buying or selling a house with a deck that was built without a permit. Did the lack of permit cause problems, and if so, how were they resolved? I know that the Buildings Dept can make you tear down the deck, but has anyone ever heard of this actually happening simply because the deck was built without a permit, and not because it failed to meet the structural requirements set forth in the Buildings Code?

Thanks, cmontgom. I suspected the screw in things might be too good to be true. Now I've got even more decisions to make.

Call Joe Lopopolo at Lopopolo Iron Works, 718 339 0572. My contractor recommended them (they built the iron deck on the back of his townhouse), telling us they did good work for a reasonable price. They gave us a quote that was considerably lower than the other quote we got. Unfortunately, our deck project has been put on hold for now, but if we're ever in a position to build it, we plan to use them.

Thanks. We were planning to to use compact flourescent bulbs, and we were looking at the kind of sensor that screws into each bulb socket, so the multiple bulb workaround wouldn't be an option. This information is very helpful.

We're in the middle of an extensive renovation, and I think I looked at every medicine cabinet on the internet trying to find one that I liked that was reasonably priced. I was absolutely gobsmacked at the prices they charge for a samll box with a couple of hinges and a mirror. Well our 12x10 steel/wood plank deck was twice that so seems fine to me. Did include a spiral to the ground.

Don't eliminate the screw-ins if you use incandescent, or a new technology, cold cathode; these are quite expensive %15/bulb but won't burn out like CFLs. A 8w bulb (highest you can get) is like a 45w incand.

Otoh, if you're doing major stuff, it's trivial to hardwire in a timer which works with everything, including the garage door opener.

Get more quotes. I happen to know that the trades have died (in terms of work). Call Anthony at A&J Ironworks. You can say that Bruce recommended him. Sorry, I don't have their number here, but they across the street from Monte's.

His prices are always trade, not retail, as most of his work is for GCs.

It just seems 30% too pricey.

A&J does descent work, my only problem is that it is hard to get a hold of Tony once a contract is in place. He happens to do a lot of work for me. For my last two contracts requiring steel work, I've been using a Union welder who works for a Major construction company that I Worked for before opening my own business.

You could probably save yourself a bundle of money...

I used Joe, referenced above. $7k for the steel work and another 5 for the Ipe (sp) and carpentry finishing. Deck's about 8 by 16. Heartily recommend Joe and my carpenter.

Tile envy.

I've seen pictures of the Adamson House, and I know what you mean. The only reason to move to California would be to live in one of those gorgeous Mediterranean houses.
