You should ask them both nicely. I asked my neighbor to move the sound system to the other side of the room. He moved it. It used to be right up against the wall and drove me crazy.

I don't know if it is so far off. I think they are going for an IKEA red hook kinda thing. They do after all want a parking lot which will attract people with cars. And they have all those condos buildings (toren, avalon(ugh!), catsimadis building) going up on flatbush with nowhere to shop. Dumbo people also complain there is nowhere to shop. The problem for the 10 minute thing from Fort gReene is that the BQE makes crossing over to flushing highly unattractive, it is a mental block walking i think i would rather go to the myrtle ave associated. But considering that the BQE is right there and there is an exit right there I assume they are trying to attract drivers... I hope they get that bikeway set up quickly because right now traffic there is calm, but it could get very busy...either way I will miss all those trees. To have a parking lot there and all those beautiful trees gone will be sad. They are a pocket of freshness. I hope it is a decent supermarket like a Whole Foods instead of Gristedes? Maybe they can ditch Gowanus and go Navy Yard?

Massey Knakal can try to paint it whichever way he wants to make his sellers feel better. Supply constraint? Blah, blah, blah. Yo Knakal, financial jobs are evaporating in this city, how is that for a demand function...

I heard that the tenants made a deal with the landlord where they paid a lot of money for the floor and they were in a bad spot. Its weird too, because the sign on the door says, Cafe and Construction Company.... What is up with that?

Instead of plummeting into a severe recession, the US economy appears to be easing into the downturn with a certain grace, shrinking “only” by 0.3% q/q annualized in Q3. However, the better than expected headline hid a few
truly ugly details, as personal spending contracted at the fastest pace in 28 years. Going forward, the intensification of financial troubles in September paints a grim picture for Q4. Sectors which contracted over the summer months (consumption, residential investment and business investment in machinery and equipment) should remain in the red in Q4. In addition, sectors which have helped keep the economy afloat (business investment in
structures, exports) will likely suffer at the hands of tighter credit standards and global recessionary woes. In addition, given gloomy prospects for holiday sales, the likely unintended inventory accumulation recorded in Q3
suggests production is likely to plunge towards the end of the year.

Tish is probably supporting De Blasio. I don't know if it is a good move.....

Bloomberg pandered to real estate developers yes and sold out on the AY. Maybe Tish should make a deal with him and let him out on the lawsuit if he promises to block the AY.

Funny, there weren't any articles like this one in the WSJ talking about how everyone in these blogs was talking UP the market when it was exploding for the past 3 years.....But when the markets go down of course blame the bloggers!

I think these blogs have their fingers on the pulse of the cities they are in. Whether markets are going up or down. We are literally all up in the asses of the communities we live in! And I love it!

Can you guys stop trying to sell people on Fort/Greene Clinton Hill. yes we love the neighborhood. That is why we live here. Stop trying to get other people to move here.

The coops are fine places, we have a couple of friends who live there. They are spacious light filled apartments. I would never buy. But the space and affordability makes it easier to have a small family in one of these apartments than in a small floor through apartment of a brownstone.

Who cares about the 3rd quarter. Lets wait for 4th quarter, aye? October is the really important month here, it is seriously when everything collapsed.

To give you more of a real feel, I went out last night to a club in the West Village. I left at 1:30 in the morning and Bleecker street had about 30 empty cabs outside waiting for clients. There was nobody to pick up!

The cab driver who drove us to my lovely Clinton Hill one bedroom told us that business has gone down by 40% or so in the past 2 weeks. The club I went to see my DJ friend play was only 1/4 full when he usually packs a house.

Have a good weekend everybody

Townhouse Lady,

Of course they are there to make a profit but a studio at 575,00 is at the low end of the prices. and the avergae unit is price cost was 250,000. the lowest studio price is more than double the average cost price which means taht the average price is actually probably three or more times the cost. Which sorry makes it way way way way way way way way way way overpriced. No matter how you try to spin it it is overpriced.

Well according to your previous post they bought the building for 26,000,000 and with 96 units the average cost was 276,042 a unit. A studio starting at 575,000 means this is way overpriced...

Is this residential? What a view! That ugly building next door and polluted flatbush screaming with cars. Makes for a relaxing living spot. But there is Fort Green Park only a few blocks up, so that should be a draw. And it is literally one block from the subway.

PLease read the WSJ today and the case-shiller index which shows deteriorating conditions for NYC. The boom is over. These areas are not going to suddenly become a wonderful glamorous place to live because new residents are going to come in and make you feel special. You either like these areas for the beauty you see in them or you don't, with the rent stabilized residents. Don't expect the place to transform itself. It is not going to happen, especially not under current and near term economic conditions. If you want to live in a bubble move to Greenwich or something. Otherwise welcome to reality.

As a recording engineer (of 25 years) who has enjoyed tackling sound issues outside of my work for the challenge, I can assure you that it basically lies with your neighbors' cooperation, and whatever you as the recipient can do will have only marginal effect. I'm not saying that there's no point in a little acoustically geared construction, but it pretty much only helps to do it on their end.

The suggestions for friendly negotiations are spot on.

Best of luck! : )

the LR party wall i share has no outlets or switches. it is just a blank wall. and she is actually pretty conscience of the tv volume and in the evenings it's very low and not bothersome. however, the people below me are not as aware. i have isolated the corner of the room where the tv is below me and i have two elec outlets in that corner. i will try insulating them. ironically that is the spot where i had planned to put the sofa...when it gets purchased so lets hope it can absorb some.

Posted by: CTG at July 28, 2009 10:50 PM in response to TV Noise Through Wall

The arrival of new soft furniture will only help if your space is still very reflective with the rugs in place, and even then it helps tame the sound once it has entered your room. Here's a test: clap your hands slowly. Walk around the room clapping, and listen to the sound of the room. If it's a pleasant clapping sound then probably any treatment won't alter the problem. If the claps sound a little clangy, that's the sign of what's called "standing waves", which happens when lively walls are parallel. What might be happening is that once the sound has entered your apartment, the lack of furniture to break up the sound waves from reflecting *might* be causing it to sound a bit more unpleasant than it would otherwise, so it's more noticeable in its annoyingness. Not having bookshelves sounds like a culprit in this kind of thing. I have doubts the added furniture would make it seem lower in volume, though. Just not as harsh, but if it helps, it helps : ) And unless the room is really cavernously big, that's the only kind of sound bouncing you'd get. (If you clap and it sounds like a concert hall, that would be pretty surprising! : ) )

jland, great post thank you. I will try the clap test. For the record my LR is pretty big - 18'x11' with 9' ceilings...

So I spoke to the woman who lives below me last night. she was very friendly when I explained the tv noise (and actually the TV was on in the background when I knocked...) She said the previous tenant used to bang on the floor all the time! yikes. I told her to please please please do not hesitate to come upstairs if i am being too loud. anyway, she said she'd move the tv away from the wall and keep the volume down. Judging by how friendly and sympathetic she was i thought it was resolved, but this AM she was back to her old ways.

only 5 days into my new apartment, and I dread the thought of going home

:-(
