Competitive Rent

Hi, I am trying to identify what a reasonable rent would be on a 1 bedroom in South Slope, near the park, floor through apartment above the owners duplex. Its a typical old apartment with no dishwasher or washer/dryer, probably a about 650 square feet and a funky layout, but definitely with room for a real one bedroom and office. What do you think?

I've been in the building, great location, decent apartments if you are into that modern look. But dare I say, they may have to come down 100-200k on the price.

The first time I tried Good Fork, I loved it. Great food, great setting. The second and third time, I still loved the food but the service was absolutely terrible. The waitress appeared angry to be working there, took forever to take our order and was really unprofessional. (When she was clearing our plates, she took my dirty plate and stacked it right on top of my husbands right on the table and then just kept stacking that was so that as each person who had their plate cleared had to look at the dirty plate of the person next to them). Again, could have just been one bad server, but it was really bad. The owners seem cool though and the place is very unique.

In the one plus year I've been looking, this is officially the most absurdly overpriced place I have seen. And its also more evidence to me how Corcoran serioulsy seriously inflates prices.

argh. i love it. really. but in this market of fear, you'd have trouble fetching this price anywhere.

Hobokenrocks, thanks for the clarification. Still, its not a guarantee that prices will drop. I think we will see people holding off from buying though over the next several months because of the fear, which may have an impact anyway.

The What, I appreciate the photograph and links to specific stories but can someone please give me some rationale, quantifiable argument of the meltdown?

HOBOKENROCKS: I'd love to see your numbers.

I've been saving my money and holding out for prices to drop on homes and continuing to live in a crappy cheap rental - so I'd love to see some relief (but not a meltdown), but I am an analytical type who still can't be convinced of the model that supports your argument.

I saw this apartment about a year ago as well. I think it was priced at 799. It is a fantastic apartment. And while the second bedroom doesn't have a window, its still functional for a kid, etc. This apartment is on the first floor so there is limited light, which will continue to diminish if AY structures go up across the street. And talk about noise! The uncertainty of that is why this place is still on the market. But again, very cool place, huge open space and a great place for parties. But for me, my husband and baby, just not quite right.

Actually, I like the kitchen on the parlor floor becuase lets face it the parlor floor is the lovliest place to hang out and everyone ends up wanting to be near the kitchen. This way you are always able to hang in the kitchen while enjoying the parlor floor. I personally love it. Then again, I personally, can't buy this place, sadly! The garden level does seem a little useless unless you have many kids or just use it as guest rooms (again, not so useful). I'd turn it into some kind of hang out lounge (again pretending I could buy this place).

As an aside, I have found betancourt to tend to overprice listings in most cases. In this case, I am not sure because I have never been on this block. If it was on ok block and the house is in decent shape, then i'd say its fair, but my guess is betancourt aimed high. has anyone had similar experiences?

I came across this one this week as well. It seems like a decent investment. However, I didn't understand the description of "seven rooms" for rental. That confused me. The lack of pictures also makes me think some parts of the house are dingy and need work.

Actually, I think this looks like a fair price. Someone got a nice house at a decent price. What seems like a fair price in this market. As much as I'd like to think we are going to see some insane decreases in prices, its not likely. The market took a hit, but I wouldn't call it a meltdown necessarily.
