if you're young and have enough for a 20% payment on a 1 bdrm.. just got married and are thinking about starting a family in 2-3 yrs. a 30 yr fixed rate is stupid.

5 or 7 yr arm is perfect. not everyone buys a place for the rest of their lives.

i tried going there 2 weeks ago, was a 2 hr wait so we left. i then went there again this past saturday night. got there around 7:45 and was told an hour and 15 min wait for a table of 2. we were able to snag the last 2 seats at the bar so no big deal. a bit later we were told it would probably be less than the original wait, but then it actually ended up being a full 2 hours (what recession??).. but for the wait, we got a round on the house - which always works in my book.

the food and service were both great. i had the sat night special rib entree, but i couldn't believe how many plates of fried chicken kept coming out of the kitchen. i'll have to give them a try next time... but - i'm not sure i'll be back for a while though, until the buzz finally wears off and isnt so hard to get a table.. if that ever happens.

i'm sure more that i cant think of off the top of my head..
the city is certainly trying to curtail traffic. the goal is make it as painful as possible to get people to stop taking their cars to work unless they absolutely have to.

as a 99% lurker, 1% poster - reading this i wish i went.

i did actually sort of lurk, however. and it played out just like every time i pull up the open thread.

i walked by (it's on my way home), peeked in and saw a lot going on (kind of like every time i pull up the open thread).. thought about posting, i mean going in, then thought better of it.

i will say meeting a lot of you would be more of a celebrity sighting than meeting a reality tv star (no offense 99l - just not a fan of the show. i'm sure you're very nice and normal person-like as they all say above). dibs, biff, and mostly the what - you're all almost famous.

maybe next time.

i don't understand why a high end restaurant wont work on montague. maybe families and lawyers don't go out on weekday nights.. but they sure do on weekends. 2 saturdays ago i tried walking into jack the horse at 8:30 (90 min, and couldnt even sit at bar to wait), henrys end (hour), and noodle pudding (90 min). ended up going to smith st.

i bought in a new development and it had a similar clause for all units, not anything my lawyer put in. i'm guessing the developer is probably mandated to provide one. you cant expect someone to sign a contract and not have some sort of date that they can't get out if not completed by then. ours was so far off in the future i never thought it would even come close. but of course, we didn't have a c/o by then (so many delays - i could've opted, but didnt - was much different environment then and was 100% sold). so hold off on the flowers and candy, but yes - exercise it for sure.

buttermilk channel really is deserving of all of it's praise. it's a great place. and i would've never tried (or even known about it) if not for this site. it's worth heading to the far depths of CG for it.

it definitely remained open in the beginning when they first started digging it up - had a big sign saying "repair shop still open" etc.. i walk by there every day but don't pay much attention. will look again today. if you're judging by the picture, there used to be access to the garage way on the left. maybe it's fully closed now.

and yes.. i go to the smith/hamilton gas station now. but i'll pay a little extra to fill up here. i'm lazy.

i believe the garage has remained open through all of this, it was just the gas station that shut down.

while i had heard terrible things about the repair shop and never brought my car there (and your link above confirms that), this area is in desperate need for a working gas station. after the atlantic/smith ones were closed, and now this one, the nearest option was down on hamilton.

so from a gas station perspective, this is still good news.

i havent been here in a long time, but i definitely liked it at first. but when it comes down to it, if you want thai go to joya. if you want japanese go to osaka. if you want chinese go to 100 different places. no reason to ever go here other than that it has a decent outside sitting area on the street.

oh, and the bar below - i thought was just an odd place. tried way too hard to get a downtown manhatten club feel, but just didn't cut it (not that i'd like that anyway).

i get takeout from here all the time, and has never been a "soggy mess". it's not your standard pizza, but it's definitely a nice change of pace from the old school italian places around there (sals, ninos, etc). they make pretty good salads and the meatball press is also great. good lunch spot.

there was another forum post complaining about this place about a week ago. nothing would make me happier than getting some sort of action together against this guy. it's ridiculous.

someone who lives on columbia heights is breathing the same air as in this place, yet no one would ever make a comment about the "fumes" for one of those houses.

i think the issue about proximity to the bqe is way overblown.

easy there hannible - it's already landmarked - both congress street buildings in this discussion. and far enough away from the bqe you probably can't even hear it, let alone feel it.

as far as that henry/congress eye sore - it's almost as if the owner is purposely letting it go to waste.

hey - at least there's about 20+ cats that get to live in a nicely located brownstone and carriage house. i'm jealous of them.

i love this place, but for what it is.

good pizza. non pizza dishes are ok at best. service is sometimes great, sometimes too european (standoffish). but it is an absolutely great place to sit outside, drink good wine, and enjoy a not too expensive pizza meal.

i figured the 113 congress one was coming (sorry, should've tipped this one to you brownstoner).

the ground floor, for as long as i can remember, always had a light on 24 hrs a day and was filled with computer monitors and other office junk - in complete disarray and never used. just last week they've been cleaning out the whole building, so this was obviously coming. they did the same with another formally vacant building they owned a few houses down (it's now 4 rentals - i think there's an old brownstoner post on it - can't remember). that should be a decent building to compare asking price with - just discount 2007 to now.

i'm not a lifer - moved here in '97. i just had a child - not school age yet. current plans are to stay here thru PS29 years and then re-evaluate then.

i truly hope to stay, as there is no other place i would ever want to live than cobble hill. i can't say enough good things about it, especially as a place to raise a child.

but if the middle school / HS are sh;t 12 years from now then i will have to make a decision. private school ($$) or move (and i hope neither).

dave - warren street 1 block away. 5.4 mil. talked about on this site several times (was asking a ridiculous 8+ at one point).

i wouldn't trust streetview as the definitive "view" here. this is a beautiful tree lined street in a fantastic location.

City of Albany politics - that must've been interesting. That's a pretty rough town. You have the student ghetto and you have Arbor Hill (the real ghetto). Downtown is nice, but Arbor Hill may give Camden a run for it's money as one of the most run down crack infested areas in the country (at least when I was there in the 90's - not sure how it is now).

hey ilikeslices - the picture of the attic in this house looks like there's roof access. Was there any kind of usable outdoor space up there? This house probably has some decent views where it is if it's high enough.

You essentially get to live on two of the nicest streches of blocks in this area, warren st and verandah pl (where the garage and potential future pool are). It's still kind of a ridiculous price if you ask me, but i'll admit I have been playing mega millions for the last 6 months with this place in mind.
