This is a very good price for a great place in an excellent area. It will sale very close to asking. Trust me. I sold my 900sqf in the area in a less desireble area for $580k. This will sale.

Despite what has happened to the housing market, I feel Bed Stuy is doing well. Special houses priced right are selling fairly quickly.
It took me more then two years and heavy ass kissing to finally get the home I really wanted. I purchased this year and didnt get the deal of the century, and the house needs a gut reno. But I love the house, love the neighborhood, love my neighbors. What's going on in Bed Stuy right now reminds me of Fort Greene in the early Nineties, but I was too young to even think about owning a home. Prices needed to come down to reality so residents that have a been a positive influence turning the neighborhood around can afford to stay.

They are both right.
Your contractor says he's charging you $80k + added charges at the end (always happens) prob $100k on labor.
Now add another $100-120k on materials= Walla!!! $220-240k
Now add the mortgage carrying cost while you live somewhere else for six months and you got a realistic price.

The house is a 17 Footer plus it'll need a large renovation and not to mention the headache of getting financing for the rest of the winning bid. Forget it, not worth the risk.

The location is very Ideal. Walking distance to the heart of Clinton Hill via Washington, walking distance to Prospect Park via underhill and walking distance to Fort Greene via Fulton. I use to live here and loved the building. This is a special Apt and should get some interest. Apt 2A sold for $580k last month and had half the Square footage.

Take your time and look, but an advise form a prospect buyer in myself. If you happen to run into a special house (which you would know once you see it), you better act quickly because buyers like yourself looking for a Landmarked Brownstone, with details and not much work to be done are out there in the Dozens. The best way to buy in the area is to walk around the blocks that you like and speak to the neighbors. Ask them if they know of someone that is selling and they will point the way. Negotiate with the owner, but dont try to pull a fast one or they will call your bluff, especially if you're white. Most owners of the special houses in the area are African American that their house is already payed off and trust me they are not in a rush to sale.

This area is way over developed by the Jews that owned or bought many of these empty lots and built crap. I onced thought this area was a cheap alternative to prime Wiiliamsburg, but from Bedford, Lorimer, Grand, Montrose L stops- the whole area is WAY over developed with many projects not even close to being finished. Unless the entire Ohio is moving to Hipsterville I see the area lagging along for many years. Rent use to be very profitable for an investment in the area. But with so many Condo projects going rental and not much demand, the rental market has taken a dive as well.
Thats whu I think landmarked Brownstone Brooklyn nabes are a much better investment then Williamsburg.

But seriously speaking.. Rents in Bed Stuy has taken a nose dive just like the houses. Do your research, check Craigslist for rentals. Two Bedrooms in landmark blocks with details are going for $1300-$1400 and you can negotiate.

131 Decatur Street- Bet Marcus Garvey and Throop- $450k
324 Jefferson ave- Bet Marcy and Tomk- $650k
480 Putnam ave- Bet Throop and Tomks- $475k

Get in while you fit in.

I've seen them and I was very surpriced how nice they were. The only concern with these new developments is that the developer might be cutting corners to save money in these hard times. At the end the only loser will be the buyers since they would have to deal with higher maintenance fees to deal with the buildings problems. There's a real nice unit for sale next door at a good price. Hopefully someone buys it quickly.

Its like a secret bed stuy code of honor if you can buy here, trust me i've been through a lot just to be considered worthy of buying here. The houses here rarely go on the market and when something is sold is done very quiet. I hope they can settle their differences and be an asset to the community. I love the house though, if I had a chance to buy across the street I think i would sale a kidney thats how much I love those houses.

I love 119 Macdonough, but I don't think its for sale. I actually wanted to buy one of those Italianesque style houses across the street instead of the Queen anne style house I'm purchasing, but there are none for sale on that block. They are 21" wide, sit on a 146 Foot lot and have a front yard. Their details inside are a lot better since they were built first. They have marble fireplaces and better plaster detail. In the Bed Stuy house tour Griffin had the best house to show by far.

I like the Block as well as the house, the price is a little too high for a this type of house in the Stuy. There are some special houses in the area that do deserve every penny asked for it, but this is one is not it.
I'm currently under contract for a special 3-Fam house on Macdonough for $750k, it needs some work but has all original details. I want the house badly, but I don't know if I'll be making a mistake the way these house prices are dropping. I guess I'll roll the dice with the bank. We'll see if the bank gives me the loan.

This industrial section in Bushwick with a bunch of old buildings turned into lofts has changed in past few years. There are a lot of Hipsters living around here and all nearby business are striving. That said its still a long ways before being fully gentrified, but at the pace that Williamsburg is going Bushwick borderline east Williamsburg (anywhere near the L train) is the most affordable living for these type of college kids, professional artist and entrepreneurs.

After further dueling on this situation I came to realize how bad of a move this was.
If this couple was looking to gut reno a Brownstone, they probably could have gotten a Brownstone shell in Fort green or Clinton Hill for the price they paid for their Stuy Heights home.
They basickly paid almost a million dollars (including labor) to live in a brownstone that you cannot get its value back.
Very bad move....

I'm pretty sure they could have preserved and probably rebuilt some of the woodwork and details in this Brownstone. What they overlooked is that in Bed Stuy there are a lot of contractors that especialize in woodwork, plaster and preservation. Aren't these people so called artist? I agree that is up to the owners to renovate the inside of their homes as they please, but you can renovate and restorate tastefully.
Welcome to the neighborhood. By the way your property value just went down the drain.

I agree with the other posters. I've bought and sold using both Corcoran and Brown Harris Stevens in Brooklyn Heights, and, in my experience, Corcoran did the superior job. I recommend Gail Morin at Corcoran (ggm@corcoran.com).

Is that the going rate for commission now? For comparison, the rate in the UK is 2.5% for sole agency with a big-name agency (2% for most places) and even that is considered meaty with a lot of calls for it to be lowered.

6% was standard before the real estate meltdown. But I have heard (from brokers themselves) that even "name brand" brokers (Corcoran, Brown Harris) were accepting 4% a few months ago.

I agree. 6% is INSANE in this market (always was in my opinion, but hell, people were paying it). It seems the commissions have been negotiable in the last 9 months or so, and 3.5 or 4% is absolutely possible.
