Fire Dept Inspection

has anyone ever had the Fire Dept show up at their house for an inspection? my 3rd floor tenant just told me that they showed up a few weeks ago...he let them in. they made a few suggestions (keep roof hatch unlocked, fire escape step missing) and asked HIM what kind of heating system we had? huh?
then they left without leaving any paperwork or documentation for the me the owner! weird!
anyone else had this happen?

Furnace 'False Starts'

just wanted to throw this out there before i call someone to look at this.
our 3 yr old furnace (weil-mclain) seems to make that click 'on' sound and ignite then goes no further and just stops. this is happening when there actually isn't a call for heat from the thermostat.
it's working fine when the thermostat requests heat. this is just happening in it's 'down time'.
any ideas or suggestions?

-how's their price?
-did they do any particular cabinet 'modifications' for you?
-how long did it take from measure etc to install.
-did you already have the plan and they measured/ordered?
-did they hook up your appliances (ikea or not)
-how are they holding up?

Kitchen Reno: Some D.I.Y.

some d.i.y some contractor:
hi all- we are planning a kitchen/bathroom reno in our townhouse. involves replacing everything in the kitchen/bathroom: ceiling, floors, some wall rejigging, electrical, cabinets (ikea), not moving but replacing some plumbing, etc.
obviously this is going to get crazy expensive. Is there anything anyone could say about doing some of it ourselves and contracting some parts out? We're both handy but can't spent an eternity without a kitchen while we work on it weekends. What would you suggest are the 'doable' projects? Does this drive contractors nuts? thanks for any advice (or recommendations!)

Reno Prices Down?

So after reading some of the recent posts about varying kitchen reno labor costs, it got me wondering. Are contractors prices kind of down now because of the economy/lack of projects? I've heard this in the news lately but didnt know if it applies to nyc. We're looking to renovate our kitchen...is now the time?

metal roof for shed

we're replacing our rotted storage shed in the yard with a new one my husband plans on building...anyone know where to get some standing seam metal roofing material? has anyone worked with htis before? is this do-able?

method for renting your apartment without a broker

hi all-
was wondering what all the experienced landlords 'method' is for renting out apartments. Obviously NOT using a broker and going craigslist route.

Do you have one 'open house' and screen everyone there?

what kind of application forms do you have them fill out?

Do they have to pay you for their credit check?

what kinds of questions do you ask that may not be obvious?

what if the apartment is being renovated...would you still show it in progress?

sorry if this has been covered or seems obvious...first timer here.

we did this same thing (large sliding barn door) using two hollow wood doors we got from BuildItGreen for super cheap. Then smoothed over the seems with veneer...or thin wood (my hubby did it...can't remeber). We were concerned about the weight of the door on the track so we wanted it as light as possible.

ok just spoke with someone (which took seven different calls)... it seems that it was my local station who came around to do 'casual' inspections (with truck). therefore no documentation was left/provided.
if we had oil heat there is some kind of permit required which would then need documents and yearly inspections. just thought i'd share it with y'all.

the unlocked roof hatch request still kind of freaks me out ;-)

bxgrl i am not questioning the importance of the fd inspecting the building so they know
what they're dealing with...i'm questioning why they would ask all these questions and make requests to a tenant who doesnt know a thing. Then to not leave some kind of document for the owner so the problems can be remedied. OP

sorry for the lack of info...i'll try though: this is a hot water system with 2 zones/2 separate thermostats. One thermostat seems to work fine and fires the furnace/works when there's the call for heat...the other produces the mis-starts ( i thought it was doing this without a call for heat). sorry that's all i know about this...also it's a williamson, not weilmclain.
also as far as clicks go i think our our plumber disconnected the vent dampener so it's always open since it was malfunctioning. so there is the one click and what sounds like an ignite, then off.
maybe a wiring problem?

i have 2 cats and use World's Best BUT i find that they track it all over the place. we have a dark couch and there's beige paw prints everywhere. Its the best clumping though by far.

by someone and then install our own ikea cabs and mix them with nice tiling, countertops, appliances etc.

Also has anyone ever done a kitchen reno where they actually took on parts of the job? i can see doing the demo or painting to save some bucks...what about, say, taking care of cabinets (if they were ikea or something) or buying the supplies? was there anything anyone really saved some money on?

yeh everyone still goes around to all the stores on court street. as for the side streets...if you live on a block that has tons of decos, chances are you'll have kids to give treats to.
as for the streets that dont do anything (like mine) the kids dont bother unless they know you're into it. i think they do a parade in cobble hill by the park on clinton street.

i love biking over the brooklyn bridge (not on weekends!) but it can be a bit of an obstacle course (but you gotta love seeing the city through the eyes of a tourist sometimes though).
but i suggest taking the bk bridge in in the morning (less tourists+gorgeous view) and taking the manhattan bridge back in the evening (no tourists+fast+nice view).

for once i'm actually on the tenants side of this. i mean, the previous tenants are supposed to clean when they leave...so that in addition to having it professionally cleaned as the landlord claims, it should be spotless! that's a pretty good amount of rent they're paying...bare minimum is it should be clean!

i have a bosch range and i have to say i'm not too happy with it. The nobs are totally cheap and 2 out of 4 of them are broken already (this is a 2 year old range!) and i've been very gentle...it's just one person cooking! i find the convection feature to be a bit of a sham (supposed to cook fast but doesnt really at all...it does cook evenly though).
the stainless finish gets so dirty looking and there some bits around the burners i cant get off at all. wish i had gone a different route.

One of our apartments we rent goes for less because it hasnt been
renovated in a dogs age and the pricier one is newly reno'ed.
You may want to know the circumstances of that "comp" in your own building,
if you dont already, before you negotiate.

we have a bosch convection. i'm pretty disappointed with it.

the knobs are pretty crummy, 2 of them dont stay on the front anymore
and kind of pop off although i can't figure out why...theyre not broken or cracked.
We've only had this range for 2 or 3 years....the knob porblem happened in the the 2nd year.
As far as convection...i know people say it cooks fast but i've found that not to be the case. ours cooks evenly but not any faster. my 2 cents.

bike shops site and i highly recommend it! it's only 3 speeds but nice and upright and comfy...a heavy beast though. it's a based on a very traditional dutch looking bike so i figure they would know about the best commuter. i'm in no great rush though so a light fast road bike isnt necessary.

things are taking longer now with more applicants and less employees to process them. our took about 3 months and that's what our chase broker told us.

i highly recommend recycle-a-bicyle...it's actually quite a good cause. they're not the cheapest bikes but i did buy an awesome vintage dutch bike there once for about $200 that i used for local errands. There's a store in Dumbo.

I have seen the local engine company making the rounds, inspecting new construction in SSlope. They report violations that could endanger their lives in a fire. No one wants to fall down an empty unguarded elevator shaft or stairless stairwell in thick smoke. here is the link.

The NYFD has increased the building inspection workload for your local firehouse. It went from 2 days a week to 3 days a week. If you live in a multiple dwelling home, 3 families or more you can expect an inspection. The basement is checked for accumulated debris, poor housekeeping, obvious faulty wiring, a fire extinguisher in the boiler room,( this is new, extinguisher inspected annually by certified inspector and tagged)determination if gas or oil heat (the fire is fought differently for these different fuels.)
The hallway is checked for egress, no bikes, boxes, clothes, toys, carriages. It is a hallway not a closet, or storage unit. The scuttle is checked (ladder and hatch to roof)this is not a closet. The ladder should be in place and secure. The hatch should not be padlocked, it should be open able from with-in. Hook and eye or deadbolt.

The roof is inspected, fencing around shaftway within 3 feet of bulkhead door (secured as above)or scuttle. Fire escape checked, painted, no rust, no plants, bikes, animal shelters, no air conditioners in only window out of apt, and make sure ladder can drop to yard/street. Records updated (present owner, phone), asked if smoke alarm/ CO alarm is in apt. with fresh battery. You do not have to let Firemen into your apartment you do have to let them into the public area of a multifamily house, roof and basement. If your building is on fire leave the building do not lock your door, they will break in to make sure no one is unconscious inside. NYC firemen are not thieves, they don't want your stuff they can afford their own things. If they leave you paperwork it will be a Notice of Violation, you do not want paperwork. If they tell you to correct something correct it, they will be back.

CG, the scuttle shouldn't be padlocked because it is a alternate way to the roof if the Dirtbags house is on fire. They didn't leave you paperwork because it is a pain in the !@# for everyone involved. The Bloomberg Admin. see's fire inspections and fines as an untapped revenue stream, people get your homes in order.

After the fatal fire in Queens this weekend, the fire prevention group went out looking for more illegal apartments. If you live in a basement apartment, there must be a secondary means of egress and the windows must be openable a certain distance above ground. If the apartment doesn't meet code, you will be vacated. People get hostile when that happens, but it's better than burning to death.

Two means of egress, the definition of basement is 50% of the space must be above curb level. Otherwise it is a cellar. But even if you meet the above criteria that doesn't mean you are in a legal inhabitable space. There are zoning regs, certificates of occupancy and other rules.

The FD has the local firehouse doing inspections and civilian inspectors, the civilian inspectors are stricter then the firemen, they will write a summons. The firemen are looking for things that will endanger their lives and yours. Imagine them crawling around your,hot smoke filled hallway and apt. looking for your unconscious body. They don't want to get hung up on the bike in the hall, fall through the missing step on the fire escape. They want to be able to vent the hallway of the toxic smoke by gaining access to the roof and opening the scuttle, bulkhead door or hallway skylight.
