Staying on Track

We've let the Forum get a little loose topically in recent weeks to accommodate discussion of the financial meltdown but it's time to rein it in. Let's stay on topic now with renovation, maintenance and related items.

Closing Bell: I Can Flea For Miles and Miles

flea-buskers-1108.jpgJust because the temperatures are dropping doesn't mean the action at The Flea is cooling off. We've got a bunch of new vendors starting this weekend. One we're particularly looking forward to is Kaffeine + Kitsch, a Pennsylvania-based store that's bringing their particular mix of mid-century modern furniture and "Atomic Age kitchenware" on the road this weekend. New foodsters include Itzy Bitzy Patisserie and Plan B Basics. Yum! And, remember, a week from Sunday is the kick-off of the Gifted, the indoor holiday market across the street from The Flea (which will stay open through December 21).

The Brooklyn Flea is held on Sundays from 10 a.m. to 5 p.m. at 176 Lafayette Avenue in Brooklyn; no bikes or dogs allowed in the market. Closest trains are the C and G to Washington/Clinton. You can also take any of the number of trains that go to Atlantic Station and walk up Lafayette Avenue from there. For more info, check out the Flea Blog.

Another Developer in Distress

354-Franklin-1108.jpgLast week it was a 16-unit building in East Williamsburg, yesterday it was a hole in the ground in PLG and today the fire sale by a developer under pressure is on the western edge of Bed Stuy. The developer behind the six-unit, Scarano-designed condo at 354 Franklin Avenue (aka 120 Lexington) is now offering 25% off to anyone willing to buy all six units. The building itself is 8,500 square feet, with 7,000 square feet of residential space. $2,300,000 gets it all. Details here.

Remember yesterday when we told you about the proposal for a new 40-story tower for the Greenpoint waterfront? Well, Curbed dug up renderings for the Ismael Leyva-designed project, which would have 422 market-rate and 218 affordable rental units if the developer (the same guy behind the Oro) can get special permission to go above the 30-story limit recently set for the neighborhood. Downtown Brooklyn Now Has a Morton's To Call Its Own

Last night, Mayor Bloomberg and Borough President Markowitz cheered the opening of the new Morton's Steakhouse at 339 Adams Street in Downtown Brooklyn. The 150-seat restaurant is the 80th Morton's—and the borough's first. (The downstairs "boardroom" can seat an additional 125 people.) Given the economic environment, much is being made of the 120-employee restaurant. "The arrival of Morton's The Steakhouse in Downtown Brooklyn is further evidence of the growth and vitality of the entire area," said the Mayor in a press release. "I say 'bravo!' to this global company for having a 'steak' in Brooklyn's economic—and gastonomic—future," said the Brooklyn Beep. Last night's festivities were a closed affair. Tonight is the first time the restaurant will be open to the public; lunch will be available starting Monday.

House of the Day: 1201 Union Street

Our favorite room in this house at 1201 Union Street in Crown Heights is the un renovated upstairs bedroom in the lower right of the montage above. It's the one room where you get a good sense of what this place feels like at its core--and it's a good feeling. The two-family house's unusual dimensions—34-by-35-feet—make for very generous floorplates. (The current configuration could certainly be improved on. This place is really calling out to be a one-family. And, oh, that kitchen! Ouch.) Anyway, for $719,00, it seems to us you could do a lot worse.

Co-op of the Day: 75 Prospect Park West

This two-bedroom, two-bath co-op at 75 Prospect Park West has a nice, understated feel to it. While the fourth-floor, 1,350-square-foot apartment has prewar charm and views of the park, we suspect the reason the bathrooms and kitchen didn't make the photo cut is that they might need a little work. Still, an apartment of this size, type and location for $899,000? Doesn't seem crazy. Then again, it's been on the market since April, most of the time at $949,000.

Sure. Unless you're a bail bonds man, this is bad for local business, and it's bad for local property values. It's a silly place for a jail and poor allocation of resources. The city could sell this land and build a state of the art facility in a less residential neighborhood.

Sorry, Pete. We've spoken to several real estate investors who looked at the building last spring--and in some cases bid on it--and they couldn't get to $92 million back then, so it's hard to believe they will now. You should go for it though if you think it's such a great price!

We're not hating on the existence of shelters, just the fact that the city is shoving a disproportionate burden onto poorer neighborhoods that have a hard enough time dealing with existing quality of life and crime problems as it is without having new ones dumped on it. Crown Heights and Bed Stuy ALREADY do more than their share in this department.

Just last week another reader was complaining that the restaurants we were doing were TOO mainstream. Can't win! Anyway, we're going to cover 250 restaurants in the first year, so there's room for everything. Dressler should be coming up pretty soon. We already did Diner here:

Only 8 people contributed reviews on Diner though, whereas restaurants in the Brownstone areas have been getting 15-20, which is a lot more robust and, in the case of the numerical ratings, fairer. We've been to Diner way more than any other restaurant in Brooklyn, so we were a little surprised by that.

FWIW, we think this project is great for Brooklyn--and have been providing play-by-play coverage of the construction process. We only played up that $1.5 million number because it was the only new angle in the entire Brooklyn Paper article. Everything else has been known for months.

Nothing so sinister, Left Hook. The intern we had doing Events quit and we don't have enough time to do it ourselves; plus, we got a lot of complaints about the format of running events the day of, so we decided to stop running them until we could create a way to run them in a more useful way. We've mentioned a lot of other events in the Friday Closing Bell in recent weeks, FWIW. In fact, we think it's good for the flea when there are other events going on nearby--and vice versa. Just goes to show how people will assume the most sinister of intentions.

We didn't promote the event on the blog because it was supposed to be a listening session for us to hear complaints. Clearly the readership of Brownstoner is tilted in favor of the market, so mentioning it here would have only increased the numbers of pro-Flea attendees. If you attend the church or live in the immediate area, you would have had to be living under a rock not to know about the meeting. We wanted to keep this from blowing up into a media event, not fan the flames.

Nanook, we happen to live in a former crack house, and it's not in any of the "over priced" neighborhoods you mentioned. This post is supposed to express concern for the neighborhoods that got the brunt of this cheap, ugly construction during the building boom and now are going to have to live with it. Who's going to pay $600,000 or $700,000 for one of these when there are plenty of beautiful housing stock in neighborhoods like Crown Heights, Bed Stuy and Bushwick? And if no one buys them, then, yes, they are at risk of becoming squats or crackhouses. No neighborhood deserves that.

it's also possible that the truth is somewhere in the middle. the current hotel extends, on the first 5 floors, around to the atlantic side of the building where the condos are. so maybe the smith street side was originally intended as hotel and then they expanded to the atlantic side? just a guess...

There are probably 10 times as many readers now as when we tried this back in 2006...Obvs we won't know until we try whether this will work, but if the level of discussion can be elevated and the service elements of the site can be better expanded, it'll be worth some trade-off in traffic. Whether you're logged in as "guest" or "mrsilly" has absolutely no impact on whether your employer, or anyone else for that matter, can track you! None at all. The only difference is that we will have an email address associated with your username that won't get released to anyone under any circumstances. This will make it easier to stop trolls and easier for you to develop an online identity on the site that other readers can interact with, trust (or not), etc. It will also make it easier down the line to use the more service-oriented features that will be added to the site. In no way does registering for an account under an alias raise the chance of your employer tracking your activities.

sure. one key element to mortgage fraud is massively overpaying for a house. In this case, the buyer paid $850,000 and financed $807,500 (95%). And now two years later it's on the market for $595,000. We have no idea what the story is in this particular case but, as we said in the post, there are two options, "someone's taking a serious bath or there's some mortgage fraud going on."

We've had numerous reports from neighborhood residents (black and white) in recent weeks that the clientele at Mirrors is loud, aggressive and looked to them like it had its share of drug dealers. This is in striking contrast to the crowd at Grand 275 (which has plenty of black people!). One person close to the situation we spoke with yesterday said it's just a matter of time before something bad happens out in front of Mirrors.

Our particular incident wasn't really that bad--and it's the first even close call we've had in the three years we've lived in the neighborhood. It was a bit of a wake-up call though. Our mistake was letting our guard down by talking on our cell phone--something we would never have done if it were dark out. And for the record, we've been mugged only twice in a lifetime of living in NYC, and both times were on the Upper East Side!

Okay, should we have said "bare bones" then instead of pathetic? They had, like, two small food counters in the entire large space. Compared to the Bridge deli a couple of doors down, it did look pretty pathetic. At the very least, it was an underutilized space without much going on in the ambience department. And it's not a yuppie thing: The Spanish American restaurant across the street is hardly new or upscale, but has tons of character and hopefully will be around for a long time.

The whole Wallabout area is under consideration for becoming a historic district. Imagine this building with a restored facade and some nice big windows. Definitely worth preserving, especially for the purpose of maintaining the character of the overall area.

Exposed brick is fine, or even great, in some scenarios like a converted 19th century commercial building. In a Victorian brownstone, however, it doesn't work, in our opinion. It looks random and out of place to have a handful of wall sections exposed like this. But, hey, it's just an opinion.

Not at all. Furnishings and art are a different matter. There are plenty of examples of parlor floors with 19th century architecture and 20th century interior decoration that look great. It's not like we have a whole lot of period furniture in our place. Recessed lighting just looks too "new" (or "nouveau") and out of place to us. It's got no soul.

Agreed that this was by far the best mix of vendors to date. As for the unrented space, it's not for lack of demand. Our goal is to end up with the best possible mix of vendors in the long run. If we let in vendors now that we don't think are up to snuff, it makes it more difficult to get to that perfect mix, say, two months out. Plus, there are the inevitable 4 or 5 no-shows every week. We're working towards having more large vendors and trimming some of the dinky ones in the middle. Rome wasn't built in a day. Man, could we use some sunshine though!

How many advertising dollars have we made off it? Zero. We didn't go on the tour--Gabby did--so we can't comment first hand, but we really like the design architecturally and think it is an example of how modern architecture can be judiciously integrated within historic areas. If you don't welcome this building with open arms to the borough, then you are someone who believes that time should stand still. We are pretty hard-leaning preservationists but we also get excited by good modern architecture. God knows we have enough bad modern architecture in Brooklyn.

The average sales price of nearly every type of property in Brooklyn has dropped over the past three months, some in the double digits, according to The Corcoran Group's most recent report, which tracks deals made by the firm. In some categories, that could mean only a handful of sales located disproportionately in certain neighborhoods. So while the figures aren't Bible, Brooklyn Regional VP Frank Percesepe said, "There's been a definite pullback in the marketplace." Single-family townhouses fared the worst, steadily dropping between the first quarter last year, at $1,798 per square foot (psf), and the close of this past quarter, to $1,390 psf, a 23 percent decrease. Two-bedrooms also saw a steady decrease of 3 percent, to $591 psf. Average sales price per square foot in most categories increased between early last year and January, then suddenly plummeted — multi-family townhouses the worst, a 25 percent drop, to $1,445 psf. On the other hand, Condo and Co-op studios, and three-bedrooms, all saw an increase in value — co-op studios 17 percent to $310 psf, condo studios 29 percent to $549 psf, and three-bedroom condos 12 percent to $1,010 psf.
