Can anyone recommend a Structural Engineer for an inspection on a property in Brooklyn?

Greatly appreciate any information.

Insertsnappy- leave the diaphanous tough guy shit at log-in. Someone might take you up on your jest, which you could easily bypass on such a nice day.

OP- this is still Brooklyn. It was when you moved here, it shall be when you apprehend that it isn't the cookie cutter ignis fatuus you thought it to be.

The lingo sounds exhausted & unwelcoming- as it may be. We all need sleep and had we been neighbors, perhaps we'd of bumped elbows in this melee. Alas we are not, i still find you petulant, flaccid and although I would have never though to step foot in this hole, i now find myself second guessing-

Brooklyn 1, Fakes 0.

:-/ the kids were like 10 or 11.

*rob*"

LMAO!!!-

Classic nyc shit. No pun intended.

What that mural is all about would leave you in aghast, should one attempt to entertain the thought of you understanding.

Ugly fence- but i enjoyed seeing something different on that strip. Things return to blandness I guess.

I actually think jscheff does a good job around these parts.
A good look at the stone throwers and you can clearly see how much weight those insults carry-

tybur- been going there for years. It's a good spot to dig, and like all good spots- the dollar bins are sometimes full of gems- mostly not.

They sell other stuff besides vinyl- tapes, vhs, cds, eps/lps/etc. I've only bought 45's from them. And a few mix cd's which were pretty good. [Delfonics/Queen mix]-as a request.

i shall miss temporarily-

But the main spot is still- THE THING!

Props for putting this on here-

indeed, we lost something big even though temporarily.

I actually agree with WHAT on this-

People seem to be reaching in all directions for something that's not there.

Rob- really? immigrants have been one of New York City's most discernible groups throughout history.

This board is plagued by furtive attitudes and poorly concealed feelings towards certain groups. A flawed discern for wealth and privilege.

Still- the beauty of our country is the freedoms it affords to everyone, cowards and poseurs alike.

Kensingtonian-

Any idea on the difficulties involved in renting out your apt in a local coop?

I assumed you were familiar with certain local boards and would know the sentiment on the issue.

thanks.

Although the only Mexican patron at the time, the authenticity of the joint is still quite found.

The tortas are good- but not the best,

El Sol de Cholula is where you'll find these.

Agree with the consensus-

This is a great piece of Brooklyn.

225k and its sold.

Any idea if renting is possible in this coop?

"I should consider myself lucky that he isnt raising my rent given the added expenses of another occupant in the apartment."

I think he makes a valid point.

Most contracts state the number of occupants to a dwelling. Any added person surely causes a rise in expenses on your end and ultimately his.

I think your being overly expectant on this-

Ask for the cat, drop the $75 thing, be happy he's not harassing you on your friend being there.

As mentioned-

it all depends really.

Are you looking to do a thorough renovation? New everything?
Heating, Electrical, Windows, Walls, Flooring, Stairs, relocating kitchen, bathrooms, etc?

Or

Are you simply looking to make things livable for you and tenants?

We did work recently on a conversion, comm to res- garden floor through with everything overhauled- and new equipment.

After it was all said and done- ruffly 150k. It was for a rental and could have been less, but we decided to renovate things good the first time around to avoid subsequent problems.

It all depends.

"our incompetent architect that never told us this needed to be done."

As someone who has been in a similar situation in the past, I'd recommend addressing the issue with your architect first. Since it was their negligence that led to this situation in the first place.

Second, I'd seriously consider attempting to affiliate with your neighbors, again. The shortest, less expensive and beneficial option is this one.

Lastly, consult a lawyer. With their help and your architects this matter can be resolved without the consent of your neighbors. But I'd advise this as a final alternative and not as a quick solution.

Good luck.

To folk with little to no means/interest in buying it will always be absurd.

Especially when nowadays it seems most want to buy without having to endure the hardships of becoming an owner.

Forgo the "absurdity" in lifestyle, save, and in a few years you can comfortably scout the field.

In this market FSBO is a hell more attractive than through broker- more so if a big name is attached.

Through the owner- you will almost always have more room to negotiate.

I'd say try that first, if it fails you can always take a
5% hit.

Posted by: Brooklynchimp at July 22, 2009 2:19 PM in response to 6% Broker Fees Still Happening?

Vagrant rhetoric at its finest.

The 'victim has apparently been unhappy for sometime or approx. one month, the time since first choosing to undertake the condemnation of his residence.

After reading his posts in their entirety. I find him/her to be deceptive, ill versed, and feeble.

You've obviously had a problem with said landlord. Yet instead of acting you've chosen to bombard the thread with constant imagery in search of pity?

If your really out to help others in that building- get off your arm chair and do something.

POST flicks of the conditions- address etc. I'm sure that will at the least suffice the pallet of those with the means to act accordingly.

just saying..

Complaining does not = offing yourself.

But in reference to this poster it almost certainly does.

He/she is leaving the rental do to whatever circumstance. But right before they leave, it seems they're intent is to get the one up on their landlord.

That's their story. Personally i feel its some douche looking for a plea to skip rent.

I’m sorry that you feel that way. Most of, if not all floor covering retailers use sub-contractors. I am a floor covering contractor myself, and work for various types of floor covering retailers. (From those big box stores to the mom & pops). I know of at least 95% of all retailers mark-up the labor cost around 33% of what they actuelly pay the craftsman.
It’s the only way for a company to be cost effective.
What you actually paid for is the retailer’s overhead (Store front rent, insurance, taxes, advertisement, etc..etc..) . I know several people who did save a lot of money by seeking out what specific materials they would like to have installed and sought out their own flooring contractor. But that does take a little know how and foot work. They are several floor covering outlets to purchase your floor, But where to find a good contactor? They are several different web-sites to view for home renovation contractors in your area. Please make certain that your next floor contractor provides you with.
• 1. Proof of liability insurance. .
• 2. Warranty of work. A one-year WRITTEN warranty is standard.
• 3. References.

Quality not necessarily means that it has to be expensive.
