sidewalk replacement
I need the names & numbers of a few Cos. - need to replace sidewalk - recieved a letter from Ins. Co. etc... Have any good ones to recommend?

Letter of proof of code...
I need a person of some standing to write an offical letter that we can give to Wells Fargo to satisfy them that our two family row house is "up to code' this is needed to refinance...
Who would I hire to do this, any one you all have to suggest?

security bars a & codes?
Wells Fargo is blocking our refinancing becaue they say they do not approve some of our bars, they lock. Can someone address this - they now say if we can submit a letter from the city or? that they will okay it - real weird thing is we have our mortgage with Wells Fargo and then they pull this... any thoughts or someone that could help? And what is the code - we are a single family house with a garden apt - they want us to remove 1890's bars on that level!

We recently added electric radiant in a bathroom that would have been to much work and to expense to run the pluming in and out...it's excellent.
If it's small go electric, doesn't take much to warm a small space. Is the extension nicely weatherized? Think clearly as to the surface the source will be under, don't bury it to deep. Ours is under cement & slate and is sweet sweet sweet.

I have been in a few of the houses slated for tearing down. From my experience with buildings I'd say they are way beyond saving. They are completely stripped of all marble, decorative elements, pipes, etc...Where does anyone suggest the money come from to "save" these structures? You can indeed find these exact homes on many Federal bases, Ft Myer, Ft Leavenworth - they were not unique examples of anything before the Federals pillaged and let fall to ruin.
The Yard is renovating that beautiful building right at the bottom of Clermont (I believe) right next to the huge white building housing Surround Art - it's to become a archive/museum and will be open to the public.
As to the Hospital, there are no services into that part of the Yard of any kind - no wires or pipes of any kind. The Steiner studios are actually talking with the Yard to take over part of that area...
It's high time to move on - the Navy Yard is not evil, the people running it do a fine job. Bring the neighborhood the services it needs, not wasteful spending to preserve/rescue something long past preservation.

yeah there is a lot of uppity better than thou comments here.
The facade ain't your taste, don't do it to your building.
Navy yard location diss - nasty guess you live is some better place making you smarter prettier and better educated than those in Wallabout... I have my studio in the Navy Yard and really like parts of the hood.
I personally like it when people upgrade buildings and side step the normal. People like this that post judgments most likely stick to recipes and are spending all their time in others business.

Not a landmark building, just nice old bars from back in the day.
The issue is we have a front door(bars) that lock with a key. and bars installed that do not open at all front windows - air conditioner and window type., but there are other ways "out."
Wells Fargo wants all bars to have safety release which I think maybe negate the use of the bars and ugly, adding all that plate metal to prevent reach-around.
They have some non sense internal rule about this that missed when giving us the original mortgage, now being very nasty with their compliance...

I like both having a Stabilized building. Though now that I have a few de reg apts long term best for those units.

we installed a radiant system (hydronic) in an extension, designed by Pronto. Our plumber needed some hand-holding to install, as he never had had done such a job, but it worked out perfectly. You do not need a separate boiler, just a separate pump. We trekked all the way to Queens for the right (and very inexpensive) PEC tubing. That was 5 years ago, so hopefully it's less exotic now.
We live in a ground floor unit with skylights and a wall of French windows, and we are never cold. It's also the most comfortable heat for someone with severe allergies.
For us, most of the cost was in the concrete floor, but we needed to do that anyway for the extension. The radiant heat components were a tiny part of the budget, and very worth it.

We're planning to install hydronic floor in a 300 sq.ft. extension. Would you recommend the company that put in the concrete floor?

Uncomfortable place to spend to much time, seating to tight and can be quite hot. The food is great though - yes open a larger place, but not to far from present spot!
