"MEA" numbers on Lighitng Fixtures?

Does anybody know if lighting fixtures need to have an MEA number to be installed in NYC? If I recall - MEA doesn't apply to lighting. Can anyone confirm?

Landlord Question: Heat / Hot Water Opinion

We are in the process of a gut renovation of a brownstone building. We are creating two or three apartments. We want to be responsible and efficient and are looking to install high efficiency boilers in each apartment. Therefor the tenant will be responsible for their own heat and hot water usage and bill.

Has anybody done this and felt it was really worth the investment to savings ratio? IE: We don't pay the heat and hot water but we have slightly more up front costs and better efficiency and control for our tenants.

Or do you suggest one centrally zoned unit and we continue to pay??

Thoughts?

Venting Question - High Efficiency Boiler

We are looking at installing two Burnham gas-fired High Efficiency, Condensing Boilers in a gut renovation. Basement, Floor 1 Apt and Floor 2 Apt. I want to "stack" in FL1, FL2 utility closet a unit to handle each independent apartment - in the apartment. So one unit directly over the next one floor up. Question is venting: I know codes and manufacturer specs regarding venting. However, nowhere does it say how close to each other the vent stacks can be on the roof. I hope this makes sense. Question 2: should I just put the units in the basement? But same issues applies...how close on roof can the vents / intakes be to each other?? Any wisdom would be appreciated.

Neighbor's Noisy Air Conditioner

Anybody have an idea of how to deal with a neighbor whose air conditioner is going to drive us crazy? His window air conditioner shakes our house and he is across the back alley. It's noisy and he doesn't care. Is this a 311 complaint? Thoughts?

Design/Build Recommendations

We have a 2 story with basement limestone in Crown Heights that we fully gutted over the last two years. We have a design to rebuild as we did work with an architect. We fully intended to do the work ourselves but have decided we will never get around to it. We are looking for recommendations for an honest and competent design/build team who can get this rental property up and running with a little class. Any suggestions would be appreciated. I’d love to hear from people who have actually used the team before…

Take a stroll down Atlantic Avenue in Brooklyn. There are some wonderful antique shops...great fixtures can be found.

Home Depot now carries it in Brooklyn stores. I'd call ahead first find when the fresh stock comes in...

Why do you need to have the intakes on the roof, is it technically impossible to create them in the exterior wall? That's a more direct approach.

My outside wall in that area is a light well. I assume you can't vent into a light well??? Anybody have the answer to that?

Come on, it's nowhere near being too hot to plant grass seed!

If you want sod, try DRAGONETTI in Flatlands. Call ahead and reserve the qty you need. Make sure you go as soon after the sod has been delivered to them as possible so that it hasn't dried out or sat around their nursery for a day or two.

Check out Kings County Nursery or something like that...they are on New York ave and Rutland I believe. Speak to a guy named Joe, I just went there this weekend for sod and shrubs and trees and he is well priced and a super nice guy...hooked me up!

Grass from seed is heartier than grass from sod. It's also wayyy cheaper.

I think Shannon's has it. Probably more expensive than Home Depot, but better quality.
