The Property Damage is well documented. The Bodily Injury element of it is still not proven, though it could end up like the next toxic mold and Ed McMahon's dog.

There are some people in Florida who now own houses that are worth half of what they bought them for, that are made with Chinese drywall that makes they uninsurable. People are reporting claims to the homeowners insurers, who are not only denying claims, but cancelling policies. Its going to be a mess down there for a long time.

Why does Brooklyn Properties still not post floorplans? They have the same damn web site setup they did 8 years ago.

I think needs to be closer to $1.6m for it to make financial sense as a duplex + landlord duties or to be renovated as an awesome 1 family.

Long term rates could start to rise (yield curve steepens) if any of the auctions start to sputter or if inflation starts to show. As Dave mentioned, the Fed really only controls the starting point of the yield curve. Lots of other things go into its shape.

Just to put it in perspective, $300 sq/ft prices would only be 2002-2003 levels in terms of non-prime area, but convenient to transaportation, new condos. The current prices are about 2005 prices.

I sure hope the old tactic of "depressing maintenance fees until they sell and the condo board is installed, who is then forced to jack them up" is a thing of the past. Otherwise these maintenance fees could end up being astronomical.

I thought condos were supposed to have lower maintenance fees because they have no underlying mortgage?

That Garfield place is cut up so weird. If you were to buy to live in it, I'm not sure which apartment you would pick. Would have to be either the fourth floor, with a decent kitchen and layout, or the Duplex, with a tiny kitchen and spiral staircase. Half of that apartment is a dark rec room.

Just like yesterday's HOTD, the economics don't work. You end up paying $400k down to be a landlord and pay much more net than you would to rent one of these apartments.

4th Avenue developers take note - for the right price, things will sell. These prices were reasonable.

There aren't enough idiots any more to sell things in non-prime locations for $750 sq/ft.

Speaking of wine, I belive it was Denton who gave me the tip of the wine place in Pathmark by Lowes as a good place to pick up the every day stuff. I can report back that it was a great tip! The place is called Big J's.
They had the Costco prices AND the 10% case discount.

Cargar, also went to Heights Chateau again for the first time. Nice selection but really crowded on a Friday after work. They have a 15% mixed case and a 17% full case discount. Nice.
