Any advice on Setting up a new condo homeowners association?

I have moved into a new condo. The entire condo is new, just eight units but we all are the first residents. We need to set up a homeowners' association in order to collect common charges and pay bills.

Does anyone have experience in how this process goes or who one can contact to have this set up?

Any advice or contacts would be greatly appreciated for this condo newbie!

Saw my neighborhood here and couldn't help but leave a few comments to add to the thread:

People sometimes have reservations about the location, and I can understand this to a degree, we have had our share of small trials and tribulations. But we also have found good neighbors along the way and people who make their community a better place.

Just yesterday one of our kind neighbors (he lives in the little brick house attached to the left of 582 in the photo) convinced an officer who was about to ticket my rental car for being too close to a hydrant that I had just stepped upstairs to use the bathroom. In the meantime he rang my buzzer to come down and move the car. He saved me a few bucks and a fine - and I find more examples of that type of neighborliness than I have in other neighborhoods I have lived in.

I am on the block every day and there is always a lot of activity at any hour, most likely because of the G train entrance that is right there. We have our occasional issues with the G, but overall love how easy it has made it for us to run errands and explore other Brooklyn neighborhoods. We have been pleasantly surprised at how much this location allows us access to many other neighborhoods and a quick ride to downtown Manhattan via the G to the L.


Glad to 'meet' a new neighbor and hope she comes to enjoy the neighborhood as much as we have.

Just wanted clarification - if I understand the referenced article correctly the extension of the G is in response to forthcoming construction. So it seems like although this extension will bring about many good things, it also signals the beginning to other headaches for commuters as the F line is disrupted. Does it also mean that after the construction/repair is finished that this G train extension will then be discontinued? That would be unfortunate.

Yup, I live right across the street from this. In the past two weeks it has really shot up. We were told that there will be retail space on the ground floor.

I went and really had a good time. It was a nice change from the holiday fairs that happen in Manhattan. It was fun to meet the people who actually make the items, we bought some nice chocolate and some pickles and are thinking of going back for some of the jewelry next week. It is not massive, but I think there was a nice range of items. Would be great if it expands - and also perfect to be indoor for yesterday since it was raining all day and the flea market grounds were all wet.

If you do not mind me asking, what did you set your condo up as? We originally set it up as an LLC and were told that was wrong - and are in the middle of figuring out what to do. Just looking for a comparable. Did you set it up as a DBA or a not-for-profit? And did you have an accountant set this up or an attorney, or did you do it on your own?

Thank you all so much for the comments!
This gives us a good place to start, and I appreciate all the leads.

Our main concern at the moment is forming the corporation and getting the tax number. We first were told to form an LLC, but the insurance company told us it should be an 'association' and not an LLC, for liability reasons.

It's all new to us, but we are willing to roll up our sleeves, so we hope to be okay.
