I went to see this house just before it came on the market and it is one of the most overpriced properties in recent memory. It has zero original details and the interior is much smaller than the dimensions would indicate. The main issue is that the stair case must be close to 8ft. wide which looses a lot of the width. Also, this block is not very pretty and is not in PS 29 or 58.

What I find so staggering about the asking price is that the house isn't that deep. Really to get up into the high 3's low 4's, you have to have at least 50 ft. depth on all levels. Yesterday's house of the day is about 50ft away from this property and asking 2 million. I can't imagine the finishes on this one are worth the extra 2.4mil...

I went to see this home on Sunday and have to agree with the other comments, very small, no mater what you do to it. What is most interesting is that I came from an open house at a similarly priced house in Prime Park Slope, twice the size and way more detail and no one was there, literally one other person in a 40 minute span. At the Cobble Hill home there were at least 20 people, and non stop traffic in and out. Interesting to see how the interest has shifted.

The Cheever house in far worse condition than the photos indicate. i went to the first open house several months ago when it was priced just shy of 2 million, and there were bricks placed under one leg of the bed because the floors are so pitched.

I bid on 137 Kane as an investment property, it is in excellent shape, 3 of the apartments have huge outdoor spaces, all have washer/dryer and you couldn't hear BQE from yard or inside the apartments. Total current Rent Roll was just over 9k a month. Someone got a very good deal as an investment, but wouldn't have worked well as a two family because of low ceilings and oddly shaped building, is 21ft in the front and goes down to 19ft across the back. I haven't seen anything in the area where the numbers match up as well as this one does.

I am a resident in the Smith Condo, and we were not told in advance that the Bail Bondsman would be our tenant. At our first condo meeting two months ago, the Sponsor and the owner of the Bail Bonds office both got sudden amnesia when asked about the terms/length of the lease.

Most of the residents don't object to the business itself, but rather to the awful aesthetic of the office. The neon signs, piles of junk, college dorm furniture, etc. Just to clarify, the bail bonds office in the area are a function of the court house, not the prison.

old timer, The children comment is an objective observation made after attending about 50 open houses in Brooklyn town home market over the past year. You rarely see a couple or singles looking at 5 bedroom sales. Obviously this struck a cord with you, it's just a fact, not an insult...

I went to the open house several weeks ago, and this is a very nice home. The backyard is great, although the two large trees limit your possibliites. The only issues I had with it were that it was currently set up as a one family and that it is in a poor school district. I have looked at several Brooklyn homes recently and always find it strange that the agents rarely know the district the house is in. I imagine, most buyers are like myself, with young children.

This same agent had a unit in the same line for sale on a higher floor with better finishes for sale 3 years ago for 899k. We looked at it, and it's a great building and unit, but to be asking 400k more during this current climate for a lower floor seems pretty unrealistic.
