I wouldn't be surprised if this one gets the asking price, especially considering that a much smaller one bed/one bath unit on the same floor just went into contract for not much less than what this unit is listed for:

I'd take an extra bedroom and an extra bath over a terrace any day of the week.
That said, I hate the floorplan. The hallway eats up too much square footage and the living is too small.

It's half a mile to the Nevins 2/3/4/5 stop.
It's about a third of a mile to the nearest station at DeKalb. To suggest that it's "close", as you might say, is simply not true.
To put the distance in perspective, the walk from Union Square to Washington Square is a third of a mile.
A half mile walk will get you from Union Square to Shake Shake at Bryant Park.
Certainly walkable distances, but hardly close. And Zinka's right--the current walk along Flatbush is unpleasant at best.

Not to mention that the Toy Factory unit has cheap, Home Depot grade fixtures and probably gets little natural light.
Anyway, with the 25 year tax abatement at the Toren, the monthly carrying costs is less than $110 a month higher. I imagine the carrying costs are similar at the Oro as well.
I'd certainly pay that for a doorman, pool, higher floor, nicer fixtures, an actual bedroom, nicer architecture, etc.

The block that this condo sits on is still pretty blah, but I think the location is much better than Oro or Toren (although I prefer the Toren's exterior design).
It's closer to more train stations (with more lines to choose from), closer to Smith/Court/Atlantic (5 blocks to Trader Joe's), and it's well removed from the traffic snarl of Flatbush.
Couldn't have come to market at a worse time though.

The only thing that bugs me about Payless Shoe Source is that there are FOUR of them within a few blocks of each other in the Fulton Mall.
Ugh.
I'm also within a ten minute walk to no less than 5 Starbucks.
