dumbo was considered dumb for yeara, but worked.. name came from artists ironically naming area in reaction to 70's boom in names like boerum hill and cobble hill, i am told authoritatively but it stuck, ironic or not dude

Petebklyn - probably just like Citypoint financing. Tax free bond financing, which means people who buy the bonds don't pay taxes on income. Govts. been issuing these for decades.
so rate lower to borrower. In this case, means they can get financing period.

The MTA, one of the largest land owners in the City, won't let go of 370. Should be preserved, retailed and reno'ed for small office tenants. Arguable a historic structure designed and built by the State.

You dreamin' if you think anything will change on court case.
Appeals will affirm. Kelo was an outrageous taking that was still upheld by the courts. Stuyvesant Town was the first taking by govt. for a private developer, upheld by the Supremes in 1948. It is over, stick a fork in it, get used to it. Arena is coming.

This has been in the works, common knowledge and well-communicated for literally Years. Snore.
There are few if any artists in the building. BK Papers story a bit senstational. Maybe a couple in the shared office space suites on two floors. top floor tenant moved out. AHRC has much space in lower floors and they are onto to space elsewhere in boro as they have been noticed years ago.

This arena is arguably the most important project for BK since R. Moses blocked the Dodgers. Basketball just part - rock and roll, religious events, NCAA, Caribbean festival, the Pope....We must have this arena. Perfect location.
Will be very tough on cars, great for public transit, but huge huge huge for BK.

Toren will start closing in September and is over 50%. No way. Forte in hands of bank at around 30%. Be worked out with banks and is showing/selling. More likely goes rental than affordable.

they paid a mid-thirties rent, which is high, but in exchange got a huge buildout deal in Ratners's best located building
very nice people doing very interesting work
you should know that Forest City is arguably the best commercial landlord in BK from tenant point of view, they really take care of their people emmis

there were folks in there for over twenty years, not all artist i understood there were only six tenants over a year ago, not many artists

Financially makes no sense for WF to do this as supermarket only. Margins too low, business down. They are seeking a developer to build for them and add other commercial and possibly residential space to the mix, to make it work.
WF wants built space for super cheap, wherever they go, so they can make a profit. Very challenging project to put together. They want to be in BK and are looking at all options. Tough to find large spaces in good locations anyway, and then WF wants really cheap deal.

138 Court is the retail in the small building next to Trader Joe's that were part of the deal for the site. Former pet store, UPS store.

One Hanson a challenge due to landmarked and unusual space. Very sad Borders deal pulled by company last year. Typically, these spaces are used by clothing retailers or caterers. Former won't happen and latter doesn't provide the credit needed by owner, which wants to sell the retail condo space.
ORO quite a location. Needs to lease cheap to deli, dry cleaner pick up location, whatever will go there. Forte i don't get....

Lease-violating deal btw Boy.& Ratner was an attempted assignment, which was struck down quickly by State Supreme Court and now upheld unanimously by Appelate Division. A slam-dunk win for owner. Origingal long-term boymelgreen lease now void and latter's offices can be evicted! I imagine FCity may appeal to Court of Appeals but on what grounds could they win.....

Big problem is banks - takes way too long to get commitment, credit scores have to be too high, paperwork demands heaviest ever. Get loans, that is problem, not buyers, at least under 700k.
