MM, we all understand the 3rd Street house is ONE sale - but it is a SALE - Benson is correct - ask has no meaning - what is entirely relevant is the comp vs 2006 - this is right in your wheelhouse and we have, clearly, a high end buyer, buying...I realize you are bid below, but, clearly, you will not be living on a park block in Park Slope. I don't care what you say, a cash sale like this has to make you nervous...this is not 50% off the highs...

Mr. B - it's is getting really annoying when you comment on EVERY renovation done in a Brooklyn - 95% negative. Seriously, do you now consider yourself the preeminent authority on this subject because you live in one? start the clock at 2000 - it'll take 25 yrs - 2025 - to see if clinton hill will replicate park slope, or even fort greene, and tons of inherent disadvantages - poor infrastructure relative to other neighborhoods. gentrification is a much longer process than people realize and real estate values got way too high in places that have a long way to go - too far too fast like alot of markets...hold on tight if you bought into the corco hype machine.

i own a car...
car owners have had a free ride long enough...space is too valuable in nyc for anything to be "free."
i agree with congestion pricing and residential parking permits...all of this should "cost" car owners...
how can it be OK to pay the exact same amount of money for driving a car in the boonies of ny state vs. congested nyc? forget the insurance argument...that goes to private companies.

many worthy comments above; however, the theme is always the same. some think the market will go to zero, some think the market has alot to fall, some think the market has a little to fall. what i find interesting is how many people are "waiting" for the dump. this "dump" can't happen with all the bids below...these places look great and may be overpriced, but make no mistake, they will be occupied at some point...and it won't be for $1000/month...
