Architect recommendations?
Help! Changing our CO from commercial to 2-family plus retail. We've been waiting for our work permit from the DOB for a YEAR and already spent 5k. Our arch now claims he can't work w/the examiner (Mehta). We've finally decided to hire a new architect and refile. Any recs for someone great with paperwork and fast? Not a design problem.

Unpermitted Extension
We're changing our CO and having trouble with an illegal extension that was built by the previous owner. We need to prove that it was built before 1989 to avoid penalties. Any thoughts other than Sanborn (which does not even show it correctly on the current map)?

2nd EXIT for ground fl RETAIL
We're converting our ground floor warehouse to retail and stuck on providing a 2nd exit (no way to exit via back or sides). So far we're stuck with a 30' hallway to the front that eats up a lot of footage. Can we exit to the basement and out the sidewalk? We're hearing head clearance issues . . .

Building Footprint Changed
We're applying for a new C of O and found out that the footprint of the building differs from what's on file. The previous owners enlarged the permitted extension to cover the width of the building. Is there any way around removing this extension? Our central A/C and gas blower would both have to be moved.
2nd bedroom light/air req
Do we need a skylight for a 2nd bedroom that has only a lot-line window (grandfathered in)?

C of O change stuck in DOB!
We're converting a 2-story commercial to mixed use and our app has been stuck in the DOB since September! We want to change architects and refile. Does anyone know a reasonable (already out 5k) architect that excels at DOB issues? No design is involved.
