Biff, how can you say there's "nothing in the immediate vicinity"?

Agreed that block itself is utterly charmless, but it's also one block to Brooklyn Heights proper, two blocks to just about every single train line, three blocks to Boerum Hill, and four blocks from Montague Street, Cobble Hill, Atlantic Ave (Trader Joe's!), and the restaurants on Smith.

It isn't a lovely brownstone street, but it's probably much more convenient than anything in Brooklyn Heights.

Jasonliu, you can poopoo the block all you want (and I tend to agree), but one block does not a neighborhood make. Expand the definition of "neighborhood" slightly to, say, a five block radius and let us know if you still think the neighborhood stinks.

The #8 is the reason why I trek to Sunset Park for bahn mi even though I live within throwing distance from Hanco's and Nicky's. A sandwich from Ba Xuyen puts into clear relief just how mediocre and overpriced my neighborhood options are.

The people who run Ba Xuyen are great too. The older woman who mans the register remembered my face and order from my third visit onward. The space itself has a friendly vibe but zero ambiance. You won't really notice or care though because you'll be too busy enjoying your warm, toasty, delicious sandwich.

Great news. This corner has been a dead zone for far too long.

I lived in Atlanta for three years--how familiar with the city are you?

The article clearly states that they live in the suburb of LOGANVILLE. Yes, the city of Atlanta is largely black, but no one considers Loganville, a suburb 50 miles outside the city limits, a part of Atlanta (city).

Loganville (again, where the family Merritts live) is 92% white.

Not only is the menu miniscule, but so are the sandwiches. They're about half the size of the (even cheaper and tastier) bahn mi's you can get in Brooklyn's Chinatown. I need two to fill up, and I'm a fairly skinny guy with an average appetite.

Let's see...Be@Scher is closer to all the subway lines and is further from the jail than 53 Boerum. Odd that you think that constitutes a "pain in the ass area", especially when the two buildings are a only a couple of blocks apart.

I suspect you're either a broker with a 53 Boerum listing or a rather defensive owner.

I'm not expecting the Burj Al Arab, but it's certainly upscale (note that I never wrote luxurious)--especially for the Downtown Brooklyn area, as 11217 pointed out.

Not a bad development at all, and on a block that really needs it.

I'm curious to see how well (or how poorly) the units sell given the current economic malaise. I'm hoping they make out alright--hopefully, more residents will translate into more shops and services for the immediate area.

Although it's probably going to be cheaper than either the Toren or Oro, the location is head and shoulders above anything on that stretch of Flatbush.
