As we said last week: “Simply on a price-per-square-foot basis this has got to be one of the biggest sales ever in Brooklyn history, though for total dollars it trails other Gravesend sales like 450 Avenue S, which sold for $11,000,000 in 2003, and 2111 East 2nd Street, which sold for $10,260,000 in 2009.” This home comes in at 2,914 square feet. New Performing Arts Center for Brooklyn College

The Eagle and Post have stories about how there was a groundbreaking last week for a new performing arts center at Brooklyn College. The $55 million project will be the college’s first LEED-certified building and “provide rehearsal, production, and performance space for the college’s Conservatory of Music and Department of Theater, which, together with the departments of Art, Film, and Television and Radio, comprise the college’s new School of Visual, Media, and Performing Arts,” according to the Post. It’s expected to be cfinished in 2014.

We’re not sure whether the apartments have already been combined (there don’t appear to be permits on file for the work) or whether the buyers are planning to pay extra for that.” Swanky! Another big sale for Gowanus! 345 Hoyt Street was a HOTD in 2009, where we stated: “Maybe we’re missing something, but we don’t see how the asking price for this three-story house at 345 Hoyt Street (at Carroll Street) in Carroll Gardens can be $2,150,000.” The interiors had been pretty much stripped, although there was a three car garage and some unused FAR. Since 2009, the house has been on the market but didn’t drop any lower than $1,990,000. Guess there’s something to be said about sticking it out! When 476 Degraw was a HOTD we were very fond of the reno but wondered if a house near the canal and Gowanus Houses could bring in an ask of $1,595,000. Turns out it could bring in even more. Here’s the listing for this two family home on a big lot with R5 zoning. We thought the duplex, complete with a master suite and two more bedrooms, was “immaculately renovated.” Couple that with an appealing layout and we were sold, although we thought the ask of $1,890,000 was somewhat ambitious. Goal: A Family-Sized House for $600K or Under



This week’s “The Hunt” column in The Times is about a couple that was looking to buy a place because, with baby and law textbooks in tow, a $2,600-a-month, two-bedroom rental in Windsor Terrace was no longer big enough. After checking some website called Brownstoner.com daily, the determination was made that the pair’s max budget—in the low $600,000s—meant Windsor Terrace was too pricey. What followed: A visit to a five-bedroom in Prospect-Lefferts Gardens that, at $849,000, was too expensive and also unsatisfactory because it didn’t have a bathtub; consideration of two Bed-Stuy houses that were nixed because one didn’t pass muster at inspection time and the other was a two-family; and looking at a bunch of condos that weren’t big enough. They finally found a 2,000-square-foot house in South Midwood with appealing period detail that they bought for $540,000 in December. And now? “It’s appalling,” says the couple’s fairer half. We moved from an apartment to a house, and we filled the house.”

House of the Day: 814 East 19th Street



The wall-to-wall carpeting in this new listing at 814 East 19th Street give the Midwood house a certain time capsule quality that will probably work against it on the sales market. And the exterior, while perfectly attractive, lacks some of the wow factor that other houses in the area have. Still, it’s quite an attractive house, and it probably won’t take much to bring those floors back to life. In the meantime, you’ve got a bunch of nice architectural details, a front and back yard and a garage to get you through the night. And an asking price with only six digits: $990,000.

Midwood Market Deal Attracts Criticism



Yesterday Streetsblog reported about how Moisha’s Discount Supermarket in Midwood is slated to get $2 million in tax breaks via the Economic Development Corporation’s FRESH program to expand. The EDC’s program is designed to bring more and better grocery options to underserved communities but “along with 15,000 square feet of supermarket…the neighborhood will be receiving 18,000 square feet of parking.” The blog concludes that the amount of parking planned is excessive: “Moisha’s is a perfect example of how when it comes to parking, EDC needs to do better. EDC calculates, for example, that helping Moisha’s expand will create around $3.7 million in new tax revenues over 25 years, but the agency doesn’t break down how they reach that figure. That leaves important questions unanswered. For instance: Would the Moisha’s project provide more economic benefit if, instead of devoting so much space to car storage, EDC helped them build housing or additional retail space? EDC did not respond to Streetsblog’s request for that information.” The Daily News, meanwhile, picks up on the story today from a different angle: “The Daily News counted 10 markets within 5 blocks of the store, all selling fresh fruits and vegetables. Owners Moisha and Barry Binik and their families have doled out at least $41,690 in contributions to local pols in the last decade. ‘This is not an underserved neighborhood,’ said Louie Mancuso, 60, who lives across the street. ‘That’s a fraud.’”

This house at 681 East 24th Street just hit the market with a price tag of $849,000. In addition to its external attributes like a driveway, porch and front lawn, the freestanding Victorian has a lot of interior charm to recommend it. The kitchen’s not exactly our taste but the rest of the house appears to have lovely original woodwork, floors and windows. Located one block from Brooklyn College, the house is asking $849,000. Does that sound reasonable to you?

2. COBBLE HILL $2,500,000

This three-family home sold in 2009 for $2,055,000, then went back on the market April of 2010 for $2,875,000, according to StreetEasy. The price definitely took a cut but at least the owners still came out with a profit. This brownstone was also bought by writer Martin Amis, a purchase the New York Observer called “a holy grail, of course, for writers and poseurs.” You can still check out the listing here. Di Fara Makes a Fashion Statement
Slice took their intern to Di Fara to celebrate his last day on the job, and they spotted the new t-shirts for sale behind the counter. It ain’t the prettiest tee on the planet — though it does come in pink! Still, we appreciate that the scissors Mr. De Marco uses to cut his fresh basil were worked into the design.

Two Restaurant Openings
As we mentioned on Friday, an Italian restaurant called Dino is now open in the old Loulou space in Fort Greene. Grub Street shares some details: “Neighborhood residents and owners Thiru and Heather Rajamani remodeled the backyard, interior, and façade of the 70-plus-seat restaurant and named it after their 2-year-old son… The rustic, Italian comfort food on the menu recalls Heather’s Northern Italian heritage with bucatini all’ amartriciana, veal meatballs in brood with lemon zest, a green and black kale Caesar salad, and an array of fresh pastas and salads, all in a $12 to $18 price range.” … Plus, Feast reports that Cafe Collette is already drawing crowds to the old Silent H space in Williamsburg: “[Part-owner Vinh] Nguyen told us during construction that the menu would be standards, but done better than you can find them in the neighborhood now… A fairly perfect omelette with tomato, goat cheese, avocado, and basil arrives flopped into a layered mountain of egg, and the breakfast potatoes are roasted with whole cloves of garlic.”
