Affordable Nabes The Times Forgot?

As part of the feedback The Times got from readers on its article So You’re Priced Out. Now What?, a couple of readers wrote in to promote the affordable merits of their neighborhoods.
Not sure why Midwood in Brooklyn is constantly overlooked and undervalued. Home to Brooklyn College, one of the best schools in the CUNY system, and DiFara Pizza, this still largely Jewish (with huge influx of Russians and Ukrainians now) neighborhood is ridiculously safe and loaded with inexpensive shopping and services (I get a weekly massage for $50/hr at a fabulous Chinese spa). It could do with more restaurants and many are Kosher so closed on Fridays and Saturdays, but over all, great big houses at affordable prices (my husband and I bought a four-bedroom, 2,000-sq.-ft. town home for $550,000 two years ago) and near the subways (B/Q). – Sandi, Brooklyn
And one more…
Bushwick is still very underrated. The industrial area oof the Morgan L train gets most of the attention, but farther into the neighborhood (off the Dekalb, Mytle-Wyckoff and Halsey L train stops, and odd the Knickerbocker and Central M train stops), there are a lot of really beautiful streets of limestone brick houses that have a wonderful, family-oriented vibe. And of course there are new galleries and cafes constantly popping up farther into Bushwick. And it’s still more affordable than the “affordable” neighborhoods listed here! – hey hey, Bushwick, N.Y.
What other names were left out of the story?

1. BROOKLYN HEIGHTS $2,500,000
11 Garden Place, #1 GMAP P*Shark
A Co-Op of the Day in September. We said: “25 feet wide and elegantly appointed, the duplex is impressive indeed; but with an asking price of $2,575,000, it’s also priced at around $1,200 a foot if our back-of-the-envelope square footage calculations are correct. Worth it?” Apparently someone thought so! Entered into contract on 12/23/11; closed on 12/23/11; deed recorded on 1/18/2012.

House of the Day: 707 East 21st Street

This house at 707 East 21st Street in South Midwood recently popped up in Brownstoner Marketplace (which, in case you haven’t checked recently, has 1,700 sales listings and 1,150 rental listings). The freestanding Victorian has a few aesthetic flourishes that we’re not in love with, but overall the house’s personality still appears to be dominated by the original architectural details, including some amazing wood fretwork, paneling and built-ins. The listing is priced at $799,000, reflecting the fact that this is generally the lower-rent portion of Victorian Flatbush. Still, there are some lovely houses around here and Brooklyn College is just a couple of blocks away. Thoughts?

1. BROOKLYN HEIGHTS $3,200,000
56 Middagh Street GMAP
We wrote about 56 Middagh yesterday. When it was HOTD we said: “It’s a charmer to be sure (love those wide floorboards!) but for that price the kitchen is a bit of a letdown. But the again consider that there’s an income-generating apartment on the ground floor and that the 3,200-square-foot house comes with a 400-square-foot side lot with room to park three cars.” Ask was $3,600,000. Entered into contract on 2/22/11; closed on 6/16/11; deed recorded on 7/7/2011.
2. MIDWOOD $2,700,000
1030 East 7th Street GMAP
Not much info for the one-family house, which comes in at 3,050 square feet. Entered into contract on 3/29/11; closed on 6/15/2011; deed recorded on 7/8/11.
3. BROOKLYN HEIGHTS $2,600,000
47 Willow Street GMAP
47 Willow was also in a post yesterday. A HOTD in February, we noted that the home was in very good shape, despite its narrowness. It was asking $2,400,000. Entered into contract on 3/14/2011; closed on 5/12/2011; deed recorded on 7/7/11.
4. COBBLE HILL $2,163,781.25
58 Strong Place GMAP
This is the biggest sale so far at The Landmark at Strong Place, although we can’t find many details on the unit itself. The sale did come with a parking spot, though. Entered into contract on 12/28/2010; closed on 6/20/2011; deed recorded on 7/5/11.
5. CLINTON HILL $2,160,000
242 Washington Avenue GMAP
This was a HOTD way back in 2008. The verdict was that the home was “really nicely done in a simple but elegant manner.” Back then, it was listed for $2,300,000. The five-story house is configured as an owners duplex with three upper rental units. Entered into contract on 4/15/2011; closed on 6/24/11; deed recorded on 7/5/11.
Last Week’s Biggest Sales
1. COBBLE HILL $2,800,000
369 Clinton Street GMAP
This narrow Cobble Hill home sold right at ask. From the listing: “Currently configured as a double duplex, this magnificently proportioned home is comprised of a completely renovated 2+ bedroom garden duplex with an elegantly detailed parlor floor, with wood burning fireplace, custom shelves and beautiful plaster work.” It was on the market 44 days. Entered into contract on 4/15/11; closed on 5/31/11; deed recorded on 6/9/2011.
2. DUMBO $2,650,000
1 Main Street, #10A GMAP
It’s not the biggest sale this building has seen (and it’s no $23.5M penthouse) but this two bed didn’t sell too much less than ask. It was listed for $2,750,000 and the unit was on the market for about a year. Entered into contract on 3/29/11; closed on 5/25/2011; deed recorded on 6/10/11.
3. WILLIAMSBURG $2,017,276.96
34 North 7th Street, #7T GMAP
This Edge unit in the north tower also came with two storage rooms. Not much info listed about this particular apartment, though. Entered into contract on 6/16/2011; closed on 3/1/2011; deed recorded on 6/10/11.

1. COBBLE HILL $3,050,000
148 Baltic Street GMAP
The two-family home at 148 Baltic Street was asking $2,985,000….this baby sold over ask! The listing describes the house as such: “This 20′ wide Cobble Hill townhouse configured as an owner’s triplex over a rental was gut renovated 8 years ago. Beautiful 19th century details blend seamlessly with the overlay of contemporary design.” Entered into contract on 2/24/11; closed on 5/18/11; deed recorded on 5/26/2011.
2. PARK SLOPE $1,962,500
288 7th Street, #2 GMAP
288 7th Street got a lot of talk when we called the converted building “just plain weird, with massing and proportions that don’t really work in our opinion and an overall look that’s more Disney than Old New York.” Checking in last month there was only one unit left. This particular unit is a three bedroom which had an ask of $2M. Entered into contract on 12/16/10; closed on 4/29/2011; deed recorded on 5/26/11.
3. PARK SLOPE $1,850,000
395 7th Street GMAP
395 7th Street was a HOTD in February. We said, “The one-family pad is in good shape and has been recently renovated. It’s major drawback is its size: It’s only 17.5 feet wide and three stories tall.” Asking price was $1,775,000. Another sell over ask last week. Entered into contract on 3/1/2011; closed on 5/2/2011; deed recorded on 5/27/11.
4. MIDWOOD $1,750,000
910 Avenue K GMAP
A two-family house with 1,576 square feet. Entered into contract on 2/7/2011; closed on 4/15/11; deed recorded on 5/23/11.
5. WILLIAMSBURG $1,527,375
55 Havemeyer Street, #55 GMAP
55 Havemeyer Street is a three-unit condo building that looks like it just sold out. The listing says “Each of the 3 newly built TH condos has an interior of approx 3400 sq ft or more comprised of 3+ bedrooms w/ 4.5 baths and exterior space of approx 200 sq ft or more.” Entered into contract on 4/18/2011; closed on 4/18/11; deed recorded on 5/27/11.

1. GRAVESEND $10,250,000.00
451 Avenue S GMAP
The sale of this one-family home came in as the priciest BK sale this year. As we said last week: “Simply on a price-per-square-foot basis this has got to be one of the biggest sales ever in Brooklyn history, though for total dollars it trails other Gravesend sales like 450 Avenue S, which sold for $11,000,000 in 2003, and 2111 East 2nd Street, which sold for $10,260,000 in 2009.” This home comes in at 2,914 square feet. Entered into contract on 5/5/11; closed on 5/5/11; deed recorded on 5/19/2011.
2. PARK SLOPE $2,850,000
35 Prospect Park West, #8-9B GMAP
Curbed beat us to the punch on this one, writing yesterday that “this duplex at 35 Prospect Park West finally closed for $2,850,000 last week after asking a high of $4,950,000 all the way back in 2008.” This was our Co-Op of the Day when it was asking $3,000,000. We thought it was a beautiful apartment and wondered how low the price could go. Now we have our answer. Entered into contract on 4/28/11; closed on 4/28/2011; deed recorded on 5/18/11.
3. WILLIAMSBURG $2,392,887.50
34 North 7th Street, PH1B GMAP
There isn’t a lot on this penthouse unit at The Edge. The sale includes a storage space. Entered into contract on 3/29/11; closed on 4/28/2011; deed recorded on 5/20/11.
4. MIDWOOD $2,200,000.00
1677 Ocean Parkway GMAP
1677 Ocean Parkway is a two family with some vacant land. According to StreetEasy, the 5,175-square-foot home sits on a 5,600-square-foot lot. It was asking $2,200,000. Entered into contract on 2/16/2011; closed on 5/9/2011; deed recorded on 5/18/11.
5. COBBLE HILL $2,175,000
14 Tompkins Place GMAP
The listing for 14 Tompkins Place says this: “Currently used as a two-family, this three-family townhouse needs a complete make-over, but your investment will be well spent on lovely, tree-lined Tompkins Place.” From the few pictures it still looks like this house has some surviving details. The ask was $2,350,000. Entered into contract on 1/10/2011; closed on 5/12/2011; deed recorded on 5/20/11.
Just missed the cut: 307 Adeplphi, a renovated townhouse asking $2,690,000, closed for $2,000,000.

New Performing Arts Center for Brooklyn College
The Eagle and Post have stories about how there was a groundbreaking last week for a new performing arts center at Brooklyn College. The $55 million project will be the college’s first LEED-certified building and “provide rehearsal, production, and performance space for the college’s Conservatory of Music and Department of Theater, which, together with the departments of Art, Film, and Television and Radio, comprise the college’s new School of Visual, Media, and Performing Arts,” according to the Post. It’s expected to be cfinished in 2014.

1. WILLIAMSBURG $2,740,000
2 Northside Piers, #20AP GMAP
This comes in as the most expensive sale at Two Northside Piers, and Curbed supplied us with all the dirt when it hit public record. According to Curbed: “A look at the deed reveals the Rosenmans purchased #20AP, two adjacent 2BRs facing the river. Total size: 2,931 square feet. We’re not sure whether the apartments have already been combined (there don’t appear to be permits on file for the work) or whether the buyers are planning to pay extra for that.” Swanky! Entered into contract on 12/17/10; closed on 4/15/10; deed recorded on 5/3/2011.
2. MIDWOOD $2,300,000
711 Avenue J GMAP
711 Avenue J is a whooping 4,549 square feet, but unfortunately that’s all we know about this Midwood home. Entered into contract on 12/15/10; closed on 3/15/2011; deed recorded on 5/3/11.
3. PROSPECT HEIGHTS $1,950,000
1 Grand Army Plaza, #12B GMAP
Last week it was the penthouse unit, this week OPP’s big sale belongs to a three bedroom, two-and-a-half bath. This corner apartment was on the market initially for $2,100,000. Entered into contract on 2/9/2011; closed on 4/26/2011; deed recorded on 5/6/11.
4. PARK SLOPE $1,895,000
25 Montgomery Place, #1 GMAP
#1 at 25 Montgomery Place was our Condo of the Day last June. We called the duplex architecturally stunning but said of the $1,995,000 price tag: “It’s a tough leap to shell out that amount of dough when it would by you a pretty nice stand-alone house not too far away.” The average reader appraisal came in at $1,646,710. Entered into contract on 2/16/2011; closed on 4/26/2011; deed recorded on 5/2/11.
5. CLINTON HILL $1,890,000
414 Vanderbilt Avenue GMAP
414 Vanderbilt Avenue was HOTD October 2008 for $2,490,000. We guessed it would be a tough sell without any historic charm or modern appeal. (To characterize the home’s interior, we settled on “McMansion Chic.”) Since then the price went down to $1,950,000 and stayed there for awhile. The four story brownstone is currently configured as an owners lower duplex. Entered into contract on 1/17/2011; closed on 4/15/11; deed recorded on 5/6/11.
Last Week’s Biggest Sales
1. GRAVESEND $6,000,000
420 Avenue S GMAP
We gave a shout out to Brooklyn’s biggest sale of 2011 in a post last week; this one-family home is 2,697 square feet and sold at $2,224 per square foot. Entered into contract on 4/5/11; closed on 4/5/11; deed recorded on 4/12/2011.
2. GRAVESEND $2,664,000
2233 East 3rd Street GMAP
A two-family, 3,200 square foot home on a 4,483 square foot lot. Entered into contract on 1/15/11; closed on 3/29/2011; deed recorded on 4/12/11.
3. MIDWOOD $2,000,000
911 East 9th Street GMAP
South Brooklyn was owning the top sales last week….This two family comes with a garage or vacant land. The 2,928 square foot home is on a 6,000 square foot lot. Entered into contract on 3/31/2011; closed on 3/31/2011; deed recorded on 4/14/11.
4. GOWANUS $1,835,000
345 Hoyt Street GMAP
Another big sale for Gowanus! 345 Hoyt Street was a HOTD in 2009, where we stated: “Maybe we’re missing something, but we don’t see how the asking price for this three-story house at 345 Hoyt Street (at Carroll Street) in Carroll Gardens can be $2,150,000.” The interiors had been pretty much stripped, although there was a three car garage and some unused FAR. Since 2009, the house has been on the market but didn’t drop any lower than $1,990,000. Guess there’s something to be said about sticking it out! Entered into contract on 2/17/2011; closed on 4/8/2011; deed recorded on 4/14/11.
5. COBBLE HILL $1,699,100
59 Tompkins Place GMAP
59 Topkins was listed for $1.9M last year with an aside to “bring your architect or designer.” And while there are still details in this three-story home, the listing photos suggest a needed revamp. What do you make of the final sale price? Entered into contract on 1/13/2011; closed on 3/30/11; deed recorded on 4/15/11.

1. BOERUM HILL $1,625,000
476 Degraw Street GMAP
When 476 Degraw was a HOTD we were very fond of the reno but wondered if a house near the canal and Gowanus Houses could bring in an ask of $1,595,000. Turns out it could bring in even more. As Curbed pointed out last week, this was the home that turned up some pretty nifty stuff during its renovation. Entered into contract on 12/14/10; closed on 2/11/11; deed recorded on 3/23/2011.
2. MIDWOOD $1,600,000
1426 East 8th Street GMAP
Here’s the listing for this two family home on a big lot with R5 zoning. According to the listing, there’s a “private drive, alarm, parquet flooring and a very good layout of the rooms.” It hit the market for $1,595,000 in January. Entered into contract on 2/1/11; closed on 3/7/2011; deed recorded on 2/22/11.
3. BAY RIDGE $1,515,000
33 80th Street GMAP
This house has been on the market since 2009, originally with a price tag of $1,653,957. The listing touts a prime Bay Ridge locale, also that the “home was re-bricked, new hardwood parquet floors, radiant heat, etc.” Entered into contract on 8/18/2010; closed on 3/4/2011; deed recorded on 3/22/11.
4. PARK SLOPE $1,475,000
400 Butler Street GMAP
Weirdly, this three-family house doesn’t have a lot of information out on it. The home is between 5th and 4th Avenues, on the very last stretch of Butler. Entered into contract on 1/4/2011; closed on 3/1/2011; deed recorded on 3/23/11.
5. BAY RIDGE $1,300,000
221 76th Street GMAP
Wow….this is quite the mansion. “This prestigious home has retained almost all of its original details, such as solid mahogany carved staircase, d/r wall panels, stained glass windows thru-out.” The 4,000 square foot home is on a 51×100 lot. It was listed with two different brokers in 2010, for $1,900,000 and $1,699,000. Entered into contract on 12/1/2010; closed on 2/28/11; deed recorded on 3/23/11.
Last Week’s Biggest Sales
1. MIDWOOD $3,750,000
2202 Avenue J GMAP
All we know about this house is that it is huge: 6,434 square feet on a 10,000 square foot lot. Entered into contract on 1/12/10; closed on 3/3/11; deed recorded on 3/14/2011.
2. FORT GREENE $1,915,000
131 Fort Greene Place GMAP
This two-family brick townhouse has been on the market since 2009. It’s an owners triplex with “self contained guest quarters” and a two-bedroom rental. There aren’t a ton of pictures of the listed interior details. It was first priced at $2,500,000 and cut a few times before selling. Entered into contract on 12/18/10; closed on 2/25/2011; deed recorded on 3/17/11.
3. PROSPECT HEIGHTS $1,900,000
126 St. Marks Avenue GMAP
This home at 126 St. Marks had a swift life on the market. It was listed in October 2010 for $2,100,000, entered contract in January and sold this month. From the listing: “this restored four family brownstone provides close to 4000 square feet of living space offering a host of options for the new owner(s).” Entered into contract on 1/12/2011; closed on 3/4/2011; deed recorded on 3/16/11.
4. CARROLL GARDENS $1,875,000
100 2nd Place, #1 GMAP
This brownstone unit was a Condo of the Day last September. We thought the duplex, complete with a master suite and two more bedrooms, was “immaculately renovated.” Couple that with an appealing layout and we were sold, although we thought the ask of $1,890,000 was somewhat ambitious. Guess we were wrong! Entered into contract on 1/5/2011; closed on 2/22/11; deed recorded on 3/18/11.
5. BRIGHTON BEACH $1,600,000
125 Oceana Drive East, #5C GMAP
This condo unit is from the Oceana, a gated community in Brighton Beach. #5C isn’t a penthouse unit but is priced on the higher end for the development. The unit also comes with a parking space. Entered into contract on 7/20/2010; closed on 3/2/2011; deed recorded on 3/14/11.

Goal: A Family-Sized House for $600K or Under
This week’s “The Hunt” column in The Times is about a couple that was looking to buy a place because, with baby and law textbooks in tow, a $2,600-a-month, two-bedroom rental in Windsor Terrace was no longer big enough. After checking some website called Brownstoner.com daily, the determination was made that the pair’s max budget—in the low $600,000s—meant Windsor Terrace was too pricey. What followed: A visit to a five-bedroom in Prospect-Lefferts Gardens that, at $849,000, was too expensive and also unsatisfactory because it didn’t have a bathtub; consideration of two Bed-Stuy houses that were nixed because one didn’t pass muster at inspection time and the other was a two-family; and looking at a bunch of condos that weren’t big enough. They finally found a 2,000-square-foot house in South Midwood with appealing period detail that they bought for $540,000 in December. And now? “It’s appalling,” says the couple’s fairer half. We moved from an apartment to a house, and we filled the house.”

House of the Day: 814 East 19th Street
The wall-to-wall carpeting in this new listing at 814 East 19th Street give the Midwood house a certain time capsule quality that will probably work against it on the sales market. And the exterior, while perfectly attractive, lacks some of the wow factor that other houses in the area have. Still, it’s quite an attractive house, and it probably won’t take much to bring those floors back to life. In the meantime, you’ve got a bunch of nice architectural details, a front and back yard and a garage to get you through the night. And an asking price with only six digits: $990,000.

Midwood Market Deal Attracts Criticism
Yesterday Streetsblog reported about how Moisha’s Discount Supermarket in Midwood is slated to get $2 million in tax breaks via the Economic Development Corporation’s FRESH program to expand. The EDC’s program is designed to bring more and better grocery options to underserved communities but “along with 15,000 square feet of supermarket…the neighborhood will be receiving 18,000 square feet of parking.” The blog concludes that the amount of parking planned is excessive: “Moisha’s is a perfect example of how when it comes to parking, EDC needs to do better. EDC calculates, for example, that helping Moisha’s expand will create around $3.7 million in new tax revenues over 25 years, but the agency doesn’t break down how they reach that figure. That leaves important questions unanswered. For instance: Would the Moisha’s project provide more economic benefit if, instead of devoting so much space to car storage, EDC helped them build housing or additional retail space? EDC did not respond to Streetsblog’s request for that information.” The Daily News, meanwhile, picks up on the story today from a different angle: “The Daily News counted 10 markets within 5 blocks of the store, all selling fresh fruits and vegetables. Owners Moisha and Barry Binik and their families have doled out at least $41,690 in contributions to local pols in the last decade. ‘This is not an underserved neighborhood,’ said Louie Mancuso, 60, who lives across the street. ‘That’s a fraud.’”

House of the Day: 681 East 24th Street
This house at 681 East 24th Street just hit the market with a price tag of $849,000. In addition to its external attributes like a driveway, porch and front lawn, the freestanding Victorian has a lot of interior charm to recommend it. The kitchen’s not exactly our taste but the rest of the house appears to have lovely original woodwork, floors and windows. Located one block from Brooklyn College, the house is asking $849,000. Does that sound reasonable to you?
