Southern Brooklyn’s ‘Venetian’ Condo is Back in Play!

One of the biggest real estate mysteries in Southern Brooklyn has just been cracked: Yesterday, the Real Deal reported that “The Venetian,” a luxury condo that one can see if one gazes east on the train while heading down to Coney, is being sold off by its original developers. Here’s the skinny, as told by TRD:

Sitt Asset assembled the various parcels that comprise the land in 2002 and 2003 for $9 million, and had plans to build the approximately 54,000-square-foot residential structure at a cost of about $500 per square foot, according to David Sitt, a vice president at Sitt Asset. But by the time the design was finalized and Sitt Asset took out a $54 million construction loan from Citibank in 2007 to launch the ground-up project, the cost estimate had more than doubled to $1,100 per square foot. The building was complete in 2010, when the Brooklyn sales market had collapsed to the point where it was virtually non-existent. With prospects grim for the project, Sitt moved to purchase back the loan from Citi at the discounted price of just $25 million. That effectively lowered the building costs close to the initial $500 per square foot projections. With costs now firmly under control and the borough’s sales market gaining traction, the developers were able to execute the plan as initially envisioned, Sitt said.

Unclear what they’re trying to get for the condo. Our photo above dates back to late 2009, and we thought the place was technically in Gravesend, not Midwood, though TRD refers to it as being located in the latter. In the go-go years, some units in this building were priced at more than $2,000 a foot, reportedly! Way back in the day, the marketers said the structure was inspired by 16th-century masterpieces like Veneto’s Villa Barbaro and Palazzo Porto.

The story: I don’t know about you, but I love being on a college campus. There’s something about the buildings; the atmosphere, listening to snippets of conversation about academic things, that I suppose take me back to a time when all I had to worry about in life was attending class, writing papers and passing exams. A simpler time than now, that’s for sure.

Brooklyn College has a beautiful campus. Behind the gates at the busy, traffic and urban mess that is the intersection of Nostrand and Flatbush Avenues, lies the pursuit of intellectual investigation amongst the quiet contemplation of natural and architectural beauty. Randolph Evans, the architect of the original college buildings, was a busy architect designing suburban homes in the 1920s and 30s when his business was cut short by the Depression. House of the Day: 735 East 22nd Street



This new listing in the South Midwood section of Ditmas Park appears to be an opportunity to own a nice house in a good area for under a million bucks. While the exterior of 735 East 22nd Street looks a little worse for the wear, the interior is very nice. There’s plenty of original detail (sweet parquet) along with a renovated kitchen. On the outside, there’s a front and backyard as well as a driveway and garage. All for $940,000. Not bad.

Brooklyn’s Priciest Block is in Midwood



Property Shark has put together an interactive map that highlights Brooklyn blocks that have had the biggest residential sales over the past couple of years. To our surprise, the priciest block in the borough isn’t in Gravesend or Brooklyn Heights but in Midwood: The block that runs from Avenue I to Avenue J between Ocean Parkway and 7th Avenue is the top block, with a median sale price of $4,350,000. (The map is based on median sale prices for residential transactions closed in 2010 and 2011 and shows only the blocks that had 3 or more sales.) Aside from that block in Midwood, though, most of the priciest blocks are in brownstone Brooklyn: Coming in second place is Joralemon Street to State Street between Willow and Hicks in Brooklyn Heights (median price=$3,125,000); third place goes to the Park Slope block from 2nd to 3rd Street between 8th Ave and Prospect Park West ($2,818,775); and fourth and fifth places are claimed by Cobble Hill, with Warren to Baltic between Clinton and Court seeing a median price of $2,800,000 and Hicks to Henry between Baltic and Kane having a median price of $2,700,000. Gravesend, despite having a few blockbuster sales every year, didn’t make the top 10.

Affordable Nabes The Times Forgot?



As part of the feedback The Times got from readers on its article So You’re Priced Out. Now What?, a couple of readers wrote in to promote the affordable merits of their neighborhoods.

Not sure why Midwood in Brooklyn is constantly overlooked and undervalued. Home to Brooklyn College, one of the best schools in the CUNY system, and DiFara Pizza, this still largely Jewish (with huge influx of Russians and Ukrainians now) neighborhood is ridiculously safe and loaded with inexpensive shopping and services (I get a weekly massage for $50/hr at a fabulous Chinese spa). It could do with more restaurants and many are Kosher so closed on Fridays and Saturdays, but over all, great big houses at affordable prices (my husband and I bought a four-bedroom, 2,000-sq.-ft. town home for $550,000 two years ago) and near the subways (B/Q). – Sandi, Brooklyn

And one more…

Bushwick is still very underrated. The industrial area oof the Morgan L train gets most of the attention, but farther into the neighborhood (off the Dekalb, Mytle-Wyckoff and Halsey L train stops, and odd the Knickerbocker and Central M train stops), there are a lot of really beautiful streets of limestone brick houses that have a wonderful, family-oriented vibe. And of course there are new galleries and cafes constantly popping up farther into Bushwick. And it’s still more affordable than the “affordable” neighborhoods listed here! – hey hey, Bushwick, N.Y.

House of the Day: 707 East 21st Street



This house at 707 East 21st Street in South Midwood recently popped up in Brownstoner Marketplace (which, in case you haven’t checked recently, has 1,700 sales listings and 1,150 rental listings). The freestanding Victorian has a few aesthetic flourishes that we’re not in love with, but overall the house’s personality still appears to be dominated by the original architectural details, including some amazing wood fretwork, paneling and built-ins. The listing is priced at $799,000, reflecting the fact that this is generally the lower-rent portion of Victorian Flatbush. Still, there are some lovely houses around here and Brooklyn College is just a couple of blocks away. Thoughts?
