We’re suckers for the wide plank floors you tend to find in early- and mid-19th century houses in Brooklyn. The pine planks are in fine display in the triple parlor of the 1835 house at 65 Pineapple Street in Brooklyn Heights that just hit the market for $3,100,000. The four-story, two-family pad has plenty of other original details to recommend it as well, though the listing suffers from a lack of photos of important spaces like the kitchen, bathrooms and garden. Depending on how the rest of the house was updated, the asking price is actually pretty modest for an entire house in the middle of Brooklyn Heights.

It also has a blandly-renovated kitchen and modest scale that are a bit disappointing. The kitchen situation is easily renovated, though, especially by someone who can meet the asking price of $3,400,000.

This combination of scale, historic gravitas and location is unusual, hence the asking price of $6,000,000. Think they’ll get it?

This new brownstone listing at 282 Clinton Street looks traditional on the outside but the interior is another matter. There aren’t a ton of photos to judge from, but to us it looks like a reasonably nice attempt at modern but not one for the design magazines. The most eye-popping feature is the glassed-in, double-height breakfast room built on the ground floor of the two-floor extension at the back of the house. The asking price is $3,750,000, which is no small amount of money, but the listing claims 5,000 square feet of living space which doesn’t come out to a crazy price per square foot for prime Cobble Hill.

House of the Day: 252 Gates Avenue



Sell two smallish houses on Cambridge Place for over $2 million apiece and you can price your next deal east of Washington however you want, as far as we’re concerned. This new house listing at 252 Gates Avenue will be an interesting one to watch. The brick-and-brownstone house weighs in at 3,780 square feet and has a fair amount of original detail; on the flip side, it’s currently chopped up into three units, which typically takes some kind of negative toll on an old house like this. It’s also between Classon and Franklin, which some people (brokers, not surprisingly) claim is Clinton Hill, but the wisdom of crowds says not. Regardless, the property is asking $1,450,000. Predictions?

This brick house at 271 Degraw Street is likely to attract a lot of attention from buyers. The single-family house, which is priced at $2,895,000, has lots of original detail (love that parlor floor crown molding!), an attractive, recently-renovated kitchen on the ground floor, and plenty of room for bedrooms on the top two floors. There’ll be no lack of folks dying to live in this place, so we’ll see if the asking price will hold.

The parlor floor of this brick-and-limestone house at 425 4th Street is gorgeous, as is the bay-windowed facade. It’s a little hard to know about the rest of the two-family house since there aren’t a lot of photos. We suspect that most buyers who can plunk down the $2,495,000 asking price will want to jettison the awkwardly located rental apartment on the top floor to create a generous single family. Thoughts?

This new listing at 310 Union Street in Carroll Gardens has a very nice feel to it–especially that parlor floor. (What a difference an extension makes when it comes to fitting a kitchen in!) There’s lots of historic detail (cool moldings), generous proportions and a garden rental are other attributes. The asking price of $3,195,000 seems aggressive to us but the townhouse market is so rocking these days we’re not ready to dismiss it out of hand.

The brick house that just hit the market at 147 Vanderbilt Avenue is going to need some work but it’s got a fair amount of original detail to recommend it and a price tag ($1,300,000) that’s not bad for being on the Fort Greene/Clinton Hill border. On the flip side, the proximity to Myrtle Avenue and the fact that the B69 bus stops on its doorstep don’t bolster its quality of life credentials. What do you make of it?

If this new listing at 68 Greene Avenue fetches its asking price of $2,550,000, it’ll be one more piece of evidence of an incredibly strong market in Fort Greene and Clinton Hill. (We’re still recovering from the eye-popping sales on nearby Cambridge Place.) This brownstone between Clermont and Adelphi is pretty sweet looking–tons of original Italianate detail and a very attractive new kitchen on the parlor floor are just two of its redeeming qualities. The big question now is whether it’ll fetch the asking price of $2,550,000. Greene Avenue, with its bus and car traffic, is probably marginally less desirable than one of the adjacent side streets, but there’s not a lot of move-in houses of this quality currently available in the area.

We honestly can’t find a single thing to criticize. The price of $3,995,000 suggests that the sellers know they’re sitting on a good thing. Think they’ll get their price?

What’s not to love about this new listing at 312 Westminster Road in Ditmas Park? Nothing, as far as we can tell. The six-bedroom house looks to be in great shape, with beaucoup details like inlaid wood floors and moldings and improvements like a modern kitchen and a new deck. The free-standing house also has its own driveway. Price is $1,695,000.

Relative to how some other houses in Park Slope are priced these days, this FSBO at 278 Garfield Place looks pretty reasonable at $2,300,000. There’s lots of original detail in the 4,450-square-foot pad and the place generally appears to be in good shape. There are two rental apartments on the top floor and no floor plan provided, so we’re curious to know how the staircase circulation impacts the overall layout. Other than that, though, around $500 a foot in this part of town for a nice house should get the buyers out in droves. There’s an open house on April 1 from 1 to 3.

The only thing we can imagine getting in the way of the $2,995,000 asking price is the fact that, at 18 feet, the house is a tad narrow. Think that’ll matter? We’d guess not.

This new listing at 218 Carroll Street will hit a lot of home shoppers’ sweet spot, with its well-preserved moldings and mantels and its tastefully renovated kitchen and bathrooms. The bigger question is whether, at under 17 feet, the width of the Carroll Gardens single-family house will end up being a drag on the asking price of $2,695,000. What do you think?

It’s a bit of a stretch to call this building at 1 Knickerbocker Avenue a house but it sure is a cool home if you’re willing to play a little fast and loose with the zoning code. (Not that we are condoning such activity.) The 4.800-square-foot building, which has high ceilings and some old-school loft details that give it a lot of charm, is in a part of Bushwick that is zoned M1-2, which means it can’t be a legal residence. (Which, in turn, means you can forget getting a traditional mortgage.) Still, if you are a creative type who can swing the asking price of $1,789,000, we doubt anyone will notice if you occasionally crash on your futon for the night.

409 8th Street just hit the market again with a price tag of $2,995,000 after a failed attempt last spring to fetch $3,195,000. The modern renovation of the one-family house is likely to split the vote: Our favorite element is the staircase and light well; we also like seeing the floors opened up. Some of the other finishes we aren’t wild about, but clearly someone put a good amount of care and money into the renovation. Think the seller will have better luck this time around? The market’s stronger now and the price is marginally lower.

This new listing at 636 East 19th Street in Midwood Park is gorgeous: Beautiful original architectural details, nicely updated bathrooms and kitchen, big front porch, yard and driveway. The seven bedrooms should hold just about any-sized family! Our only question is on the asking price of $1,475,000. That’s definitely on the upper end of the spectrum for this southern end of Victorian Flatbush, but it’s a pretty darn nice house, so we shall see.

261 Cumberland Street is a cute brownstone in a central Fort Greene location. It’s only major drawback is that it’s less than 13 feet wide. Given the size issue, it’ll be interesting to see how the two-family fares at its asking price of $1,589,000. Any predictions?
