Another Sexual Assault in the South Slope


Via Community Board 7: “On Wednesday, September 21, 2011 at approx 9:15 pm at Prospect Ave between 4th Ave and 5th Ave, a female was approached by a male Hispanic that forcibly grabbed her breasts and ran. The female had just exited the Prospect Ave train station “R” line and was walking eastbound on Prospect Ave when she was approached by a male Hispanic, approximately 5’7″, thin build wearing dark shirt, baggy dark blue jeans and a baseball hat. After the male forcible touched the female he fled westbound on Prospect Ave toward 4th Ave. The female did not sustain any injuries. Investigation is continuing.” At this point the police have released three sketches of people wanted in connection with the string of sexual assaults that have occurred in Sunset Park, Greenwood Heights and the South Slope since March.

Police: At Least 8 Sex Attacks Since March



The police say there have been a minimum of eight sexual assaults in the South Slope, Greenwood Heights, Sunset Park and Bay Ridge since March—one of which was a rape—and they’re unclear how many assailants are responsible for the crimes. At a community meeting last night the police said they’re investigating whether two or three men have been involved in the attacks and that the number of rapes in the area has increased 36 percent this year. Cops have released the two sketches above of men wanted in connection with the attacks. Meanwhile, an organization called Safe Slope is organizing a rally tonight in response to the violence.

New Hotel Planned in Greenwood Heights



The owner of a warehouse on 24th Street between 3rd and 4th avenues recently filed plans with the city to build a 5-story, 43-room hotel on his property. Construction isn’t exactly imminent, though, because the DOB didn’t approve the initial filing and there’s no permit to demolish the existing warehouse. This area already has a number of budget hotels, including a Best Western and a Sleep Inn within a couple of blocks. GMAP

Another Assault in the South Slope


On Saturday a man attacked a woman on 17th Street and 7th Avenue, grabbing her from behind before she escaped, in the seventh assault in the area since March. The police have released a new sketch of the suspect at right, based on an attack a week and a half ago, but they’re not certain Saturday’s crime was committed by the same person. Local residents have been critical of the 72nd Precinct’s response to the attacks, with one telling the Brooklyn Paper that “crimes are being committed and little to nothing is being done by the police to solve them or to prevent further incidents.” Meanwhile, a community group called Safe Slope is organizing a Take Back the Night march on September 14th.

Rising Prices in Greenwood Heights



The Times does a check-in on Greenwood Heights (defined as stretching from the expressway to 36th Street and from the water to Prospect Park West) that includes details about current prices in the neighborhood: Of the 12 houses now listed on the Brooklyn New York Multiple Listing Service, the average price is $706,000, and most condos cost less than $500,000. The article also says that prices have generally risen since the bubble burst in 2008, with data from Century 21 Block and Lot showing that the average price for single-families during the first six months of the year was $653,214, as compared to $526,900 during the same period in 2007; while the average was down for two-families, at $623,000 versus $748,000 four years ago, three-families were selling for an average of $100,000 more than in 2007 ($805,000, up from $706,000). The story includes this fun detail about one resident’s house: “Bought from relatives whose forebears bought it new in 1898, the house, which has original wood floors, crown moldings and clawfoot tubs, cost $130,000 in 1996; she believes that it could get $700,000 today.”

Some Concerns Aired About Greenwood Beer Hall



Aaron Brashear of the Concerned Citizens of Greenwood Heights is saying it might be a good idea for Ted Mann to meet with the community prior to the opening of the beer hall he’s building out on 7th Avenue between 19th and 20th streets. Brashear says the wood palate wall Mann is constructing might not be structurally sound given the winds coming off the expressway, and some in the community might not welcome the noise from the live music that’s planned. The beer hall is supposed to open in October.

Closing Bell: The Beer Garden Brewing in Greenwood



As mentioned last week, Tedd Mann’s ambitious plans for a beer garden at 7th Avenue and 19th Street include “landscaping, grass, a fire pit, trees, and an enormous amount of recycled materials.” Denton Taylor has a photo set showing what the space is looking like now: Graffiti artists have painted the fence and Taylor says he’s heard the wooden shipping pallets on site may be incorporated into the exterior.

Greenwood Heights Beer Garden Still Happening


Yesterday evening an interview with Overflow Magazine and Brooklyn restaurateur Tedd Mann made the rounds, revealing new details about the giant beer garden in the works for a car lot in Greenwood Heights. The lot, which covers an entire city block along 7th Avenue and 19th Street, will be transformed into something more like a park than German beer garden. Outside, there will be “landscaping, grass, a fire pit, trees, and an enormous amount of recycled materials.” Inside, the 3,500-square-foot space will be heated in the winter by a fireplace also made of recycled materials. Also: live music and casual food like watermelon and hot dogs. It’s quite an ambitious plan; think the neighbors will welcome it or that it’ll run into some snag at the community board level?

Suspicious Package in the South Slope?


We just got this tip in from reader Snappy: “At 7:50am when I left the house, 5th Ave between 17th and 18th was blocked off by police tape and police cars. A suspicious package was reported at the B63 bus stop on the south-bound side of 5th ave. Some type of bag (couldn’t see) was there and the police said wires were sticking out of it. The bomb squad was called in and was en route when i spoke to the police.” Anyone know more about the incident? Update, 9:30 a.m.: A detective at the 72nd Precinct says there’s been no further word on the package, so “most likely it was just a bag someone left by the bus stop.” Further update, 10 a.m.: Someone on the Concerned Citizens of Greenwood Heights email list had this to say about the incident: “There is a stuffed gorilla and someone put it in the bus station. They made it look like a bomb with wires etc.”! GMAP

Lander Questions Grand Prospect Hall Project



We haven’t heard much about the ongoing saga at Grand Prospect Hall lately, where owner Michael Halkias wants a spot rezoning to build a controversial hotel/parking garage next to his venue, but a recent letter from Councilman Brad Lander makes it clear that Halkias’ plan isn’t dead and the community still has questions about it. In the letter, Lander says an environmental review will be necessary for the project in order to answer questions such as how it would affect traffic patterns how exhaust would be extracted from the garage; it also asks how high the structure is supposed to be, what the construction timetable would be like, and whether Halkias will commit to using a “responsible contractor.”

Condo of the Day: 259 21st Street, #2G



This two-bedroom condo in a former school at 259 21st Street has a nice feel to it: High ceilings, big rounded windows, and a large open-plan living area. On the negative side, there’s only one bathroom and the “bedrooms” don’t have any windows. (Floorplan.) Given that last fact, the asking price of $729,000 seems a bit high for Greenwood Heights, but then again the monthly common charge of $469 is pretty nice.

Development Watch: 338-342 22nd Street



Aaron Brashear of the Concerned Citizens of Greenwood Heights sent in the photo above (and another one on the jump) showing that exterior block work has been capped off for the five two-family townhouses being built on 22nd Street between 6th and 7th avenues. The inset pic shows how each house is supposed to turn out, according to their listings, which looks identical to the 11 houses that were built around the corner at 614 7th Avenue. (In fact, the 22nd Street houses aren’t slated to have garages, according to the schematics filed with the DOB, so the photo above is probably of the already completed sister development on 7th Avenue.) Brashear notes that the developers tore down three homes to get the 75X100 ft. lot. and that the project, which had been stalled for awhile, restarted in the spring.

Cemetery Looking to Buy Landmark Florist



A couple months ago we noticed that the historic McGovern Florist building across the street from Green-Wood Cometary was in contract, and now the Times brings word that it may be purchased by the cemetery. Green-Wood’s president says he would like to use it as a visitors’ center and museum, and that the sale depends on the results of an engineering study. The article says the landmark building, constructed in the late 19th century, is in an advanced state of deterioration: “Outside, the dome and sloping roofs look solid, but the first floor facades are wretchedly decayed, panes of glass out, wooden pieces out, entire windows out, all engulfed by either rot or peeling paint.” Here’s hoping it gets a second life.

NYPD Targeting Sexual Predator in Greenwood Heights


The residents of Greenwood Heights are known for their activist ways, so it’s no surprise that their organizing and agitating for more NYPD attention in the wake of a sexual assault two weekends ago has resulted in a flyering campaign by the 72nd Precinct. It turns out that there have been four such attacks on women in the area since March. In each case a young woman was assaulted by a hispanic male of medium build in his twenties.

Couple’s Hunt Ends Up at The Silhouette



Remember The Silhouette, the Coggan+Crawford-designed building at 272 21st Street in Greenwood Heights? As the numerous links below show, we’ve been breathlessly charting its course since the four-unit project launched in the spring of 2010. Despite its attractive modern design and LEED certification, it took a little time for the listings to get traction. But after about six months on the market, the first couple of units were snapped up and by March of this year there was just one left. Now we know what happened with that last one: The third-floor unit was bought by a young couple upsizing from a small one-bedroom in Park Slope. As this week’s The Hunt column in The Times informs us, the software designer and accountant ultimately decided it was worth going a little further south than originally planned to get more bang for their buck. They closed at the end of March on the 1,300-square-foot pad for $780,000 (down from the asking price of $795,000).

Attempted Sexual Assault in Greenwood Heights


The Concerned Citizens of Greenwood Hts newsgroup is buzzing with messages about how there was an attempted sexual assault in the neighborhood on Saturday at 4 a.m. in which “a young woman, who had just left a group of friends, was entering her building, in/around 7th ave and 20th St., when she was grabbed from behind. The attacker attempted to force his way into the building, but she was able to fight him off. He escaped up 8th Ave. She was not harmed.” Some on the email list are calling for a community meeting to address an uptick in violent crimes in the neighborhood. Earlier this month there were reports of increased assaults in the area.

Stepped Up Police Presence in Greenwood Heights



Loyal reader and commenter Snappy sent us the photo above, along with this note about it: “Since Saturday afternoon (not sure exactly what time), a police van has been parked at the corner of 5th Avenue and 18th Street in Greenwood Heights. The van is always staffed with an officer or two, and the white lights atop the van remain flashing at all times (even all night). I finally asked the officer inside this morning why they were camped out there. The response was startling. There have been an increased number of sexual assaults/attempted sexual assaults in the area and the NYPD is doing a blatant increased police presence in the area to catch the guy and let women know what’s going on. The attacker’s M.O. includes casually following a woman home, then attacking her (it wasn’t clear to me if the officer meant the assailant attacks the woman in her home or not – I was so freaked out I forgot to ask). Police advise women to walk with their cellphones handy and call 911 even if you aren’t 100% sure the man is following you. All police in the area have been alerted that any such 911 call is to receive an immediate response. The officer further advised that if a woman must be out in the area late at night, she should remain on the main avenues and avoid side streets whenever possible.” According to a NY1 story, the attacker has struck in Sunset Park and Park Slope as well.
