Progress
Tile is being laid in the top-floor kids’ bathroom. I love the color of the border tile (this tile will also be further up on the wall).
The plan for the top floor is three bedrooms – one large one in the front where the dormer window is, and then two bedrooms at the back, one much larger than the other. Rather than go through the expense of making those two rooms more even in size, Ms. Architect suggested putting a sliding wall between them. That way, they could share a closet, and the small bedroom wouldn’t seem so tiny and claustrophobic, but they could still be closed off in case someone was sleeping in one room and not the other or just wanted privacy. It runs on a track at the top.
We don’t have the money or the time right now to deal with a ductless air conditioning system, so we’re going to put window units in, possibly just for the time being, possibly permanently. I found very nice looking, low profile ones at Sears that got a very good rating from Consumer Reports.
There will only be one on the top floor, so at some point we may get a portable unit for the front bedroom. I’ve been doing a lot of reading about them and there seem to be ones on the market now that don’t need to have the water pan emptied out so often – something about the condensation being expelled out of the hose that goes out a window? Does anyone have any experience with these? It would be in a child’s room, so we wouldn’t want to have to service it more than a few times a week. Am I crazy thinking that something like that exists?

Portable air conditioners should be the last resort. They are very noisy (the compressor's inside the room) they have water pans to be emptied (except the real high-end ones which have pumps), they are less efficient (2 pipe a/cs are somewhat better, 1-pipe systems exhaust some conditioned (in-room) air constantly) and much more expensive (500-700 for 8kbtu). And I think they are visually much more obtrusive than window units.
