Posting on Property Shark

Hi, I just closed on a coop, and wonder if there is any way to control the online publishing of the sale amount on sites like property shark, acris, etc. Thanks.

Does this mean that a part of the house is being sold separately from the brownstone itself? Or that the brownstone itself has an extension and it's entire self is up for sale?
Excuse my ignorance (and I'm sure I look like an idiot), I'm trying to house hunt for a friend.

Has anybody actually bought a foreclosure home? Are they really less expensive?

Good Morning..I was unable to comment on the original postings so I just created this one. First, I'd like to congratulate the new owners on their purchase. It IS a wonderful home and Im sure they will enjoy it for years to come. Second, I'd like to thank all of you that took the time and interest to view my home and create such a buzz around it, as well as showing the appreciation for our efforts in maintaining the house as best we could. As for those of you that seem to feel the need to second guess our decision to sell at certain points, well, you shouldnt speak out of turn without knowing ALL of the facts and understanding everyones individual motivations. We did get an "OFFER" of $1.5m prior to auction, in conversation. But talking about it and following through on it are two different things (I guess it doesnt count as an offer until they write it down). For the record, the person that "OFFERED" $1.5m, also bid at auction and was NOT the high bid, which leads me to believe they werent serious buyers at that number. All they had to do was offer an additional $100k over the high bid at auction and the house could have been theirs (that goes for ALL of the bidders). As far as why we didnt take the money at auction, well, there were personal reasons with the buyer, and I wasnt going to sell to them. Some of you will say "take the money and run", but what good is the money if you're carrying regret over the way you got it? No, that person would get nothing from me. There were also tax implications for an earlier sale. In retrospect, I view the one TRUE offer i feel I missed out on prior to this as a net loss of about $50-$100k. Which, in this market, aint so bad. And believe me, I've thought about this and thought this through a HELLUVA lot more than any of you. Im not a fool, and this market has taken more than one person by surprise Im sure. I dont regret the missed opportunity that I spoke of at ALL. My business opportunities allow me to make that up right away. And my tax picture is a lot rosier. So, before you choose to speak, know EVERYTHING. Sometimes, its not what you think...Again, thank you folks on this board for keeping the interest level high, good or bad, I guess theres no such thing as bad publicity. And I'd especially like to thank Furman Calhoun at Halstead Real Estate. They did a Helluva a job marketing the property for me. He was there EVERY WEEK doing open houses, 2 per week. And when we needed to make the deal work, they put something in the pot to get it done with no fight. Good luck to all.

Clinton Hill Co-ops

I am interested in the Clinton Hill Co-ops, but I'm not clear on the differences between the buildings and the apartment lines. I am looking for a 2 BR. Are some nicer/larger than others? I have looked at the CHC website, but it isn't clear to me. Many thanks in advance.

Lis pendens on house - grounds for negotiation?

After having our offer accepted on a house and entering into contract stage, we were notified last minute of a lis pendens on the property. The contract placed a deadline date by which the owner must have the lis pendens cleared, or else either party may back out. It now looks like it will take the seller longer to resolve the lis pendens, and she will request an extension on the contract with us. So, is it reasonable for us, as buyers, if we agree to extend the contract (and the lis pendens resolution deadline), to negotiate the price downward since the lis pendens effectively prevents us from committing to another home, and means we don't know if this one will work out? This house (like any in our price range) involves significant compromises and we aren't in a huge rush to buy. Of course we'd like this house to work out, but already felt the price was high given market uncertainty. Since the seller it seems cannot sell to anyone else with the lis pendens pending, we think it's fair to give us a discount in exchange for us committing to house despite uncertainty of its legal status. Has anyone been through this?

Looking to Sublet a 3+ BR

We currently own a three family townhome on 6th & 6th in the Slope in which we live on the bottom two floors and rent out the top two floors. With my wife beginnning residency in Manhattan we are enlisting the help of a live in nanny / au pair for a while and will need another bedroom. Therefore, we are looking to sublet a 3+ bedroom / 2+ bath apartment or home for a minimum of two years in Brooklyn. We are looking to spend approximately $4200+ / month. We are familiar with the normal resources (craigslist, NY Times, etc), but wanted to reach out to owners here to circumvent a rental broker.

Roof Excess

Hi there,
I own a townhouse in Harlem, and my tenant want exclusive rights to the roof. He wants to build there a deck roughly 675 SF.
I do not know how much this exclusive right to the roof worth?
Is there any formula based on square footage to evaluate how much additional rent I need to charge.
Your thought are appreciated..

I was planning on entering the market for a 1 Bedroom condo at the end of the year when my lease expired. I planned to have ~30K in the bank by the end of the year for closing costs and downpayment. My budget is about 350K. Location wise my first choice is East Williams but I've also been looking at Bed Sty, Green Point, Bkln Hgts and Clinton Hill. Looking for places online and going to open houses has sort of become a hobby so I went to go see a place yesterday in East Willamsburg about 3 blocks north of the L's Grahm stop . I didn't really intend on making an offer but the broker was making some compelling arguments. They offered to cover my rent for the rest of the year, and chip in for part of the closing costs. The place is listed at 370, but he is willing to come down to 340. The place is on the 3rd floor and 639sqft. The rub is I only have 10K in the bank right now so I would have to finance more than I would like. It seems like a good deal, I was just wondering what other people thought about it.

most up and coming neighborhoor?

know it's been asked before and i've looked around online, but... what's the most up and coming neighborhood. i'm looking for one that's not just residents moving in, but one where new, modern small businesses are being started. i'm looking to buy a 3 family or two family with storefront, but don't have loads to spend. ideally within a few years i start my own cafe within my building. also, is there any way to buy directly from owners anymore? thanks for your time.

Info on Newswalk repairs/condition?

Hi,
I'm new to the forum, but really enjoy the site. I'm hoping someone here can help me find some info...

I'm looking at an apt. in the Newswalk building, and it seems that the building is undergoing a TON of repairs and that tenants are being charged a large monthly fee in addition to the normal maintainence fee. Does anybody here live in the building and know how serious these repairs are and/or how long they'll go on? Is the building falling apart? Or would you consider these reasonable repairs?

Or, if anyone knows where I could look online to find out this type of info, that would be great.

Can a unit remain a sponsor unit upon resale?

Can a unit remain a sponsor unit upon resale?

I am currently in negotiations to purchase what is claimed to be a sponsor unit in a co-op. Thing is, the original owner, who never lived there, sold it to the current owner, who has also never lived there. I'm being told by the broker that because it remained an investment that has never been lived in by the owner, it also remained a sponsor unit. But I'm also hearing that apartments lose their sponsor status after the first sale. Anyone know what the skivvy is on the apartment's status? Thanks for the help.

eviction and ownership

If a shareholder owns their coop (no mortgage) but does not pay their maintenance and the board begins eviction proceedings who then, gets the apartment if the shareholder is evicted?
I know the board can recoup the lost money once the place is sold but who can sell it (owner, bank or coop?). thanks
