Returning to brooklyn - advice sought
Hi all -- could use some neighborhood and broker recs. My husband and I are relocating back to the area after several years away (I used to live in park slope), and he's starting an entry-level (ie not super high paying) job on wall street that will require him to be there by 6:30am. I'm having a baby in the fall, and probably won't be working again until spring next year. We want to pick a bklyn neighborhood to rent in with an eye towards buying later. First, I could really use some leads on good, brooklyn knowledgeable brokers who can help with relocation rentals (someone previously posted about how frustrated they were when they went to an open house and the staffed agent didn't even know the nearest subway). Second, we're not sure which neighborhoods to focus on, since we've been away. Advice?

FSBO - website to create an ad?
I recall some very professional FSBO websites that were posted on Brownstoner. The site was something like circle or square or something... I tried searching the archives for it, but came up empty. Does anyone recall what the site is?

Cobble Hill/ Carrols Gardens
Hi Brownstoners--
I'm thinking about making the move from Queens (Sunnyside) to the Cobble Hill/ Carroll Gardens area and thought I'd ask this group what your sense is of the resale value of new construction co-ops/condos (old skin- new interior, and total new construction) vs. traditional brownstone co-ops in Carroll Gardens & Cobble Hill area of Brooklyn (assuming they are of equal quality in terms of the actual apartments etc.)..?
I appreciate any insight or directions to sources of information.

Advise Needed - Co-Op
Hello,
I am new to the co-op thing, but have been a park sloper for some time now, I am in the middle of a contract negotiation for a unit in a co-op in Park slope and don't seem to be able to trust the lawyers and agents involved 100%
the co-op is self managed, and does not keep monthly meeting notes or regular financial records, they have sent over a couple years of tax returns showing a loss for the past 2 years, and now the maintenance got jacked up just as we are ready to sign.
am I getting screwed here, what do i need to be asking for to make sure that the building is running smoothly, and how can i find out if there is something shady going on before i get to meet with the board?

Does this mean that a part of the house is being sold separately from the brownstone itself? Or that the brownstone itself has an extension and it's entire self is up for sale?
Excuse my ignorance (and I'm sure I look like an idiot), I'm trying to house hunt for a friend.

Good Morning..I was unable to comment on the original postings so I just created this one. First, I'd like to congratulate the new owners on their purchase. It IS a wonderful home and Im sure they will enjoy it for years to come. Second, I'd like to thank all of you that took the time and interest to view my home and create such a buzz around it, as well as showing the appreciation for our efforts in maintaining the house as best we could. As for those of you that seem to feel the need to second guess our decision to sell at certain points, well, you shouldnt speak out of turn without knowing ALL of the facts and understanding everyones individual motivations. We did get an "OFFER" of $1.5m prior to auction, in conversation. But talking about it and following through on it are two different things (I guess it doesnt count as an offer until they write it down). For the record, the person that "OFFERED" $1.5m, also bid at auction and was NOT the high bid, which leads me to believe they werent serious buyers at that number. All they had to do was offer an additional $100k over the high bid at auction and the house could have been theirs (that goes for ALL of the bidders). As far as why we didnt take the money at auction, well, there were personal reasons with the buyer, and I wasnt going to sell to them. Some of you will say "take the money and run", but what good is the money if you're carrying regret over the way you got it? No, that person would get nothing from me. There were also tax implications for an earlier sale. In retrospect, I view the one TRUE offer i feel I missed out on prior to this as a net loss of about $50-$100k. Which, in this market, aint so bad. And believe me, I've thought about this and thought this through a HELLUVA lot more than any of you. Im not a fool, and this market has taken more than one person by surprise Im sure. I dont regret the missed opportunity that I spoke of at ALL. My business opportunities allow me to make that up right away. And my tax picture is a lot rosier. So, before you choose to speak, know EVERYTHING. Sometimes, its not what you think...Again, thank you folks on this board for keeping the interest level high, good or bad, I guess theres no such thing as bad publicity. And I'd especially like to thank Furman Calhoun at Halstead Real Estate. They did a Helluva a job marketing the property for me. He was there EVERY WEEK doing open houses, 2 per week. And when we needed to make the deal work, they put something in the pot to get it done with no fight. Good luck to all.

Clinton Hill Co-ops
I am interested in the Clinton Hill Co-ops, but I'm not clear on the differences between the buildings and the apartment lines. I am looking for a 2 BR. Are some nicer/larger than others? I have looked at the CHC website, but it isn't clear to me. Many thanks in advance.

Typical closing costs
I'm a potential first-time buyer who, despite living in NY for 20 years, knows very little about real estate. Can anybody tell me what I should expect to pay in closing costs on a one-family home in Brooklyn that sells for around $950K? Thanks.
