209 Lincoln Place
There are currently 4 apartments in this building for sale and at least two that have sold in the past 4 months (in this market). Anyone have thoughts/information as to why the exodus? I've heard that while a co-op, they allow rentals - why not rent? Big maintenance costs coming? Also, if anyone knows a renter at this location, I would be interested in general rental price (also just curious if they really do allow renters)

18 1st Street - Accepted Offer
This place is now in contract for somewhere above asking price of 1.275 (http://www.halstead.com/detail.aspx?id=1757557) - after being on the market for less than two weeks. Any thoughts?

Rent our house?
Hello
We are hoping to rent our house for the week we are going away in August. Has anyone had any experience doing this? Are there website that can help out with this (especially in terms of screening potential renters)?
Thanks for any advice.

Lis Pendens filing?
What does a Lis Pendens filing mean to a potential buyer? Looking at a building that propertyshark shows a Lis Pendens filing by the seller's bank in December of '08. What does this really mean? Is foreclosure eminent? Could it be nothing? How do I find out what's going on? Thanks.

St. John's Place Condos
Hi Folks,
Aguayo & Huebener has the listings for newly converted condos. Seem to be decently priced for the sizes. Anyone see them? Any thoughts on the neighborhood. Its between Washington and Underhill. Any thoughts will be appreciated.

E32 b/w Cortelyou & Clarendon
I wanted to know what neighborhood you guys would classify this cross street with. Secondly, I saw a home for sale in that block, any insight on living on in this area. Anyone live around here?
Thanks!

Nothing to see here
On the one hand, your broker is telling you that NOW is the time to buy and prices aren't getting any lower.
On the other hand, here's a 3 bedroom in north slope for sale by owner (who's a broker), priced at 599K. I'm gonna go out on a limb and say that if it's priced at 599K (even if it's a little small), someone might see things getting a lot worse before they get better

Moving to Bay Ridge
Is anyone familiar with the Bay Ridge area? We went yesterday to an open house on 74th Street and 3rd Avenue -- yellowhookliving.com. The apartments actually seem pretty nice, but I'm worried they might be overpriced for the neighborhood. Does anyone know the market in the area and if $630K for a new construction condo is pricey? Does it make more sense to buy something near the water here? Also, any general thoughts on the nabe would be appreciated. I'm not from Brooklyn, so this area is totally unfamiliar to me. Thanks.
