Violation Reissuance Program

I have a situation in regards to this Violation Re-issuance Program. I received this paper from HPD in August stating to fix 2 violations from 1997 before I acquired the house. I fixed the violations before the cert date and mailed in the form. My problem now is that I am refinancing and cannot move forward until these outstanding violations are removed. I called HPD to find out if this was possible but she said that an inspector could be out in 90 days which would be a disaster for me. So I went on the website and it said that if the inspector did not come to inspect the home within 70 days on the 71st day the violation will not out of their system. Is there any truth to this? How can I can get the inspector to come and inspect faster so that my refi can go through?

Richard Perri Inspector Rec?

Has anyone used Richard Perri for a housing inspection?

I was thinking about using him since he is so highly recommended, but he asking for $1000 to do two condo units (total 825 sq ft). The last one I used was $350 for a four family house. I thought he and the report were acceptable.

I wanted to see what the difference was with someone so renowned, but I don't want to pay for going overboard.

How to Detect Dry Rot?

I'm looking into buying a house that has a serious water damage. I'm looking into the possibility of getting it inspected for dry rot. For some reason it seems difficult to find inspectors who specifically look for that. I could only find mold and termite inspectors, and the general inspector I used last time did not analyze those things in depth at all. Can anyone recommend an inspector who looks at dry rot, mold and termites?

Inspectors and Their Quirks

Hi all,

I'm involved with getting a C of O with a nonprofit organization doing some renovations. Today we were discussing the quirks of various inspectors - we know the name of the person coming to inspect the work, but no one recognizes who it is or has worked with them before. we were wondering how hardass or how far they will want to roam through the building to look around. We have nothing to hide, and we have no problem explaining how we did the work, but the anxiety is there. Any thoughts or similar stories you can share? Any amount of perspective will be warmly appreciated.

Flat Roof Inspection for Pitch

Hi Everyone - need some advice. We are looking to buy an apartment which includes an unfinished roof terrace. It is a flat roof with membrane. We saw some ponding on the roof and want to inspect it to make sure the pitch is proper. Any recommendations on Home Inspectors that can inspect the pitch of the roof?

Buying a Reno'd Brownstone

My partner and I are looking to buy a renovated brownstone in Bed Stuy. We have an accepted offer, but the home inspector says the plumbing and electrical were done with out permits, and from what he can see was not done professionally and possibly not to code.

I think that most of the bed stuy renos that we have seen and will see have been done without permits and probably not to code. Since the walls will be hiding most of the work there is no way to know.

I have a few questions. Is anyone familiar with renovations for sale in the area and should I always expect the home inspector to say the plumbing and wiring are not professional? What is the risk in buying a building that did not have permits pulled. A complete renovation. Could my homeowners insurance refuse to pay in case of fire or flood from the wiring or pipes?

Fire Suppression Test for Coop?

Our 5-unit, self-managed coop has been issued a notice from NYFD that the Fire Suppression system test is due. The last time this was done in 2004 there was a management company in place, but they never turned over all the documentation, etc.

Anyway, looking to find a Master Fire Suppression Contractor, as cited in this notice to conduct the necessary tests. Any leads would be appreciated. Thanks.
