We're going to put an engineered wood floor in a garden apartment but first need to level an area around a support beam where the cement floor is about an inch higher than the rest of the floor. Any reccomendations for someone good? Tia.

Help - I need advise re finishing my floors!!
Help!
I am refinishing the old wide plank pine sub-floors (147+ years old) and have had a number of flooring guys come in to give me quotes and talk about the refinishing process. Needless to say, I have received a number of different views on process, timing and products to use. Some time frames seem very aggressive (start to finish - done in 4 days!) and I'm more interested in getting it done RIGHT opposed to fast. Inconveniece is NOT an issue.
The Brownstoner community's input in greatly appreciated!!! I'm sure someone else has gone thru this too!
Thanks!!!
General refnishing process:
Repair
Sand
1 application of stain
Wait till stain dries
Apply sealer
Wait till sealer dries
Apply 1st finish coat, light buff, apply 2nd finish coat, light buff, apply 3rd/final finish coat
Rejoice!
Questions:
How much time should I allocate to let the stain dry? I plan to use Minwax Jacobean or Ebony.
Is a sealer necessary? Or does it depend upon the stain/brand that is used (i.e. already has a sealer in the stain)? If so, how long till the sealer dries?
Which is better - water or oil finish? I'm interested in durability and look, less concerned about the smell. I'm going with a satin finish.

ISO: Pine Floor Boards
We need approximately 6-10 pieces of old pine floor board for our Brownstone. The existing floor planks boards are 4 and 3/4 across but would buy anything a a little bigger. Please contact me offline at fireh18@yahoo.com. Thank you.

Linoleum Floor Cleaners.
Hi All:
I wondered if any of you out there have used a good vendor for cleaning linoleum floors? We are looking to clean the floors located in the common halls of our brownstone. This includes the stair case and landings going up 5 flights. Any information or referrals would be greatly appreciated. Thank you.

installing vinyl tile
I am planning to install some vinyl tiles (36" x 5") in the kitchen of my rental unit. I know that this is sort of ugly, but our unit has sloping floors and we don't have time to level the floors and install something nicer right now. Has anyone done this, and can it be done by a DIYer easily? Any tips from anyone who's done it? Thanks so much in advance.

Parquet Floors
I have oak parquet floors that are about 40 years old.
My bedroom was flooded with water.
I mopped up the whole mess.
How do i repair the floor?
Parquet floor sanding
Anyone out there have any tips for floor sanding an old parquet floor?
The parquet is full 3/4" thick, and has been sanded only once before. I hate to admit this, but I think I sanded it 20 years ago, but I can't remember.
There are marks from cross cut sanding, (I know, always sand with the grain) but how does one sand parquet that goes both directions?
Does any one out there have a tradesperson who has done a good job on parquet?
I will need to patch a few areas, so i have to take up some material from one area and reinstall it in another. Is there any good trick or getting the parquet strips up intact? They are the old 11"X 2 1/4" strips, nailed to the strip under floor with cut nails. I figure this was a renovation performed between 1890 and 1910, partly because I can tell that the floor was laid before old steam radiators were installed, so it predates central heat.
House dates from 1846, but this floor covers what must have been hearth in front of fireplace, so it cannot be original. Any ideas about my dating?
