SRO to 3 family?
Hi, I'm looking at a building currently and SRO and would want to convert to a 3 family. The building is currently occupied but if it could be delivered vacant, and if I could get the designation changed, is there a (long) waiting period before I would be able to occupy it? And any other info on getting the classification changed would be appreciated.
Thanks

2 Family Conundrum
Hi Everyone, I'm considering a house in the PLG "Manor" that is recorded with the city as a 1 family house, but I would like to share the purchase with a friend of mine and create two separate residences. I wonder if it would be possible to change the status of the house to a 2 family, and how difficult such a process might be. Any advice would be appreciated. The two adjacent buildings (which from the street appear to be identical) are recorded with the city as 2 families.
C of O change stuck in DOB!
We're converting a 2-story commercial to mixed use and our app has been stuck in the DOB since September! We want to change architects and refile. Does anyone know a reasonable (already out 5k) architect that excels at DOB issues? No design is involved.

658 Park Place (Franklin/Bedford
I haven't seen any comments on this building / these condos. Opinions? I thought they were pretty nice inside. border area, but improving and close to the 2,3,4,5 at Franklin, and a nice block itself. price seems reasonable too at $400psf.

Converting Deck to Bedroom
We're contemplating turning part of our fairly large deck (12' x 20') into a 3rd bedroom. Does anyone have experience with this? How does one get started checking to see whether this is legally permissible? Do you need an architect/engineer to be involved for city regs? Stories, suggestions, recommendations please!

110 Amity
I saw this listing on Corcoran's website after walking by 110 amity street. The LAMM building is a beautiful building that was sold and then a fight ensued over development of the adjacent lot. It was supposed to be rehabbed in condo units and has been sitting un touched for months. Does anyone know what happened?
COROCORAN.COM: http://www.corcoran.com/property/listing.aspx?Region=NYC&ListingID=1523348&ohDat= :"Build your own townhouse! Vacant building lot with approved plans for a 4,231sf single family townhouse. Can also be purchased together with one or all of the 3 other vacant lots on Henry Street and their approved plans to build 3 other 4 story townhouses. In addition, it can also be purchased with the adjacent building called the Lamm Building. A beautiful 1902 elegant 3 story lime stone and brick building from architect William Hough. It has approved plans to convert it into a beautiful 6 unit condominium. Please call directly Catherine Wachtel at (646) 244-0461 for additional information or to make an appointment to see the property."

Having to "Buy" Offering Plan
I know this is a bit off-topic, but I'm not sure where to ask. I went into the sales office for 20 Henry St and asked about the offering plan. I was told the offering plan was available to buy, for $100 non-refundable. I've never heard of such a thing. Is this common?

Soundproofing
Curious what sound isolation efforts are common when rennovating a Brownstone.
I would assume that noise through the ceiling is a big concern
Thanks

SRO conversion to two family
Can anyone lend advise on the amount of time needed to change the designation?
I am interested in purchasing an SRO which is set up as a one family, (one elec & gas meter) In addition to getting the certificate of non-harassment & an architect to process the paper work, what other city regulations need to be put into place? Beyond architectural plans & meeting all city codes what else is there to look for? How much time does it take to change the SRO status & change the C of O to a two family designation.
