Somewhere I saw a website that gave information on how much prices for coops went down (or up) in the last year. I can't find it now. Anyone know how I can find out the sales trends by neighborhood in Brooklyn.

Condo near Public Place
I'm looking at bidding on a a condo on Luquer St. near the Gowanus Public Place project. Do people think that the impact of living near a major brownfield remediation and construction site for 5 years has been properly factored into asking prices? Recent sales? Are we crazy to think about buying there at all?

I have a 1100 square foot brownstone floorthrough open loft that I am thinking of selling, all the character (brick / original floors) and all the bells and whistles and stainless things too. i have had broker valuations that vary hundreds of thousands. Its on the southside by havermeyer and south 1st. Gimme a ball-park - you people know best.

Appraisal Question
Due to the drop in interest rates for conforming loans my husband and i want to refinance our mortgage on our brownstone. We have stellar credit and plenty of income to show but the problem we face is that we are currently in the midst of renovating our house. (doing one kitchen and one bathroom DIY). I was told by my bank that under fannie mae guidelines they can't give us a conforming loan (the balance of our mortgage is just under the conforming limits for a 2 family) if the property has defects that cost 10k or more to cure. Our plan right now is to finish our bathroom (which should take about 2 weeks) and instead of trying to finish the kitchen just put up some sheet rock and maybe prime it. Logically this should work but does anyone know if in reality that will be enough? I guess the question is what state does a house need to be in to pass an appraisal done for a conforming loan? Any thought?

Appraisal less than offer... sound familiar?
Well, I put in an offer for a property in Crown Heights, Brooklyn. The appraisal came back for $20,000 less than the offer and places me in a pickle. The property is a modest studio that's less than 180K, but the mortgage situation changes abruptly and is less desirable; aside from the fact that I would be purchasing a property for more than the bank honors. Any suggestions, familiarity, comments on like situations.

Whats with this 199k ft greene auction?
There are fliers for it everywhere. "call for details". Inspection saturday auction sunday.
I expect there is some problem with this "2br co-op" on "lovely park block" that someone needs to offload it so quickly and in such a manner.
What is the scoop here? do I have to call and go along to confirm there is no such thing as a good deal (yet) in real estate?

brownstone chelsea
We are currently looking at purchasing a 350 sq. ft. fourth floor walk up apartment in Chelsea. They are asking for about $1000/sq.ft Does this seem reasonable considering today's market?

Carriage House on State Street
A friend of mine showed this to me, however, the prices seem a bit steep for a condo building. I heard everything is renovated and nice, but $2-3m for an apartment in The Heights seems pricey.
Any thoughts - or intel - on this would be appreciated.
