Finding Comparables
Does anyone have insights on how Zillow gets their comps? I'm too cheap to pay for Property Shark ($60/month???) but Zillow's comps seem awfully high.
Are there other good sources for comps?

You can use Property Shark for free, by tailoring the comp search until it only returns 3 sales ( the free amount). You should restrict the search parameter in terms of use (ie 1-3 family) and space (ie 2,800 to 3,600sf) and radius (<.5 mile), until you have the most relevant comps listed.

There was an article in the NYT about 3 or 4 years ago about Zillow which said just what you are suggesting: comps are too high. You may want to locate that article for the needed insight. I've checked my own house on Zillow a few times and to tell you the truth, if I thought I could have gotten what they were suggesting, I'd probably be gone already.

For $10/mo you can get a Street Easy account which gives you recent sales info. That is what I finally did.
Maly's right, but you only get to do three comps searches with your free Property Shark account and I used those up.
