Need a Closing Attorney
Hey.
It looks like I'm going to get a contract for a single family house in Victorian Flatbush on Tuesday. Anyone have a recommendation for an attorney?

Most of them are pretty awful. After lookin garound quite a bit, we were so happy with ours until the Friday night before our Monday morning closing when she told us that there was more work involved than she realized when she quoted us her "Flat Rate" (as nervous 1st time buyers not being charged everytime we had a question was a big plus for us) and she was going to have to charge us an additional $500. With a gun to our heads we paid her - but we won't recommend her to anyone, we want that the be the most expensive $500 she ever made. At the end of the day she did the job & we have a home we love, but we didn't feel good about the process.
If you find somebody who can help you do both - shout it from the rooftops!

if you used a broker, they usually have some good suggestions. that is what i did when i sold my place. (i think she only handles manhattan though, will check with her though)

We have an amazing attorney - total pit-bull and he will protect you. His name is Bill Bianco and he's based out of Queens. It's a family office so when you call, ask for the son - he's a Jr or roman numeral name.718-366-2600
Can't say enough good things about him. Tell him Andrea & Anthony sent you.
Also, never go with your broker's attorney. You need someone completely independent to protect you.

He just closed an unbelievable difficult deal for us. He was patient, amazing and thorough especially dealing with a VERY tough seller's lawyer to contend with. I saw him in action at the closing table and I was so proud he was sitting on my side of the table. I recommend him highly!

Joe O'Shea saved my bacon on two deals now. The first thing he did was to advise me to walk from the first deal when it started going sideways. Didn't want any money from us, so he was acting _against_ his best interest, which is rare for NYC lawyers. The second deal was with a real piece of work and he drilled right through all the crap and made it super-easy to get everything we wanted. Call him before the other party nambs him first!

We have a fabulous attorney who has helped us with our original closing as well as two refinances, and a few petty annoyances. The last refinance was an absolute nightmare and without our attorney we would never have made it through. She is patient, wise, responsive and tough as nails, and she has a good sense of humor. I take it none of the lawyers recommended work with Pre-Paid Legal Services, hope not because you get less than what you pay for...NOTHING!
