Mortgage Broker for Refinance

Can anyone recommend a good mortgage broker to refinance/cash out on a 1 bedroom co-op in Clinton Hill. Are there red flags to be looked out for?
I have spoken to one broker who asked for Application fee 300 processing 400 appraisal fee 475. I was told it would take about two months.
Any info appreciated.

The bank pays the broker. No broker should ask you for money up front - all that stuff is usually built into the closing costs.
