Co-op Hallways Reno Costs?

Hi - I live in a small, 4 story co-op building. The hallways need new paint and new carpet, and I was wondering if anyone here has done this recently and could give me a ballpark estimate of the costs. (I searched the archive, but could not turn up anything.) Any insight will be appreciated! Thanks.

For painting it depends on the condition, and size, of the walls. A hallway with 10 ft ceilings that is 15ft long will cost a lot less than a 25ft long hallway with 20 ft ceilings...

You said a "small" building so I'd say depending on the condition of the walls anywhere from $4k-$40k (light patching and painting vs. major wall repair, skim coating, etc...).

The carpeting would go by square foot. You could probably go to Home Depot and get a rough estimate of cost for materials as well as possible installation as well (I think Home Depot offers that service).

The price runs the gamut depending on who you hire. Get a bunch of quotes and check out some of their completed jobs. A high end paint job could easily fetch $10k while a medium job might cost $5k. Who knows? Like the previous poster mentioned, skim coating certainly would drive the price up since it takes a lot more time.

I would talk to the other owners about replacing the carpet with something easier to keep clean like vinyl tiles. Carpet is good for noise reduction, but it stains easily and bacteria festers even if it's vacuumed regularly.

Thanks, guys. I'm sure we would want a simple job (read: cheap), so no skim-coating.

I don't think the building would go for vinyl tiles, partly because the stairs are really crooked. (It think removing the carpet would emphasize that.) I'd love to have the wooded floors and stairs exposed and refinished, but I don't think they will go for that, either, because of the noise.

Our 3-story coop had the halls painted last year. There was a huge variation in the bids. We went with the low bid who had been recommended by a shareholder. He did a fantastic job, including major repairs where there had been a leak. He also built some shelving and other stuff in the basement. His name is Eddie and he can be reached on 646-359-0032. He may not be available - he stays busy because his work is good and his prices are low!

Another guy who repaired and painted after another leak is Steve. He's an electrician but does all types of work. His price was very low for installing sheetrock, taping, and painting and he did a fantastic job, also. His number is 646-404-8140.

We're putting off the carpet because of other work we want to do but would like to know what you recommend after you've installed carpet. Please post any recommendations on Brownstoner. Thanks!

Thanks, Why! We probably won't be doing it for at least six months, but I'll be sure to post if I find a good carpet place.
