converting 2 family to 3 family
Hi Everyone, I'm looking to find out any information you may have on converting a 2 family brownstone into a legal 3 family. Cost, type of work required etc. This is a 3 floor brownstone, the top unit being one family and the parlor and garden level is a townhouse. Thanks!

Conversions from 2 family to 3 are indeed possible but involve some zoning analysis to determine whether a "multi-family" (3 or more units) is possible in that zone. In addition, analysis must be done to confirm or to create 2 means of egress from each unit, minimum unit square footage, light and air for bedrooms and livings rooms, among other things. This type of analysis is performed by an architect. Conversions to multi-family are done all the time as are conversions from multi-family to 1 or 2 family buildings.
Depending on the state of the existing floors, much of the work will involve obtaining approvals from the Department of Buildings, after which any construction can commence. Approvals could take about 2 months.

It's theoretically possible, bet potentially very expensive. Going up in CofO is far more costly (for the reasons alterboy mentioned) than going down.
Get an architect and start poking around the DoB site for zoning regulations, permit requirements, etc
