Appraisal for FSBO?

Considering putting my place on the market, perhaps in the next few months to a year. Likely to get an inside buyer from the building. How can I get a good sense of how much my place is worth WITHOUT having brokers come in to appraise it? I don't have any interest in dealing with brokers right now, but do need a sense of how much it's worth before I can determine what we can afford to buy elsewhere (moving to different train line for commute to kid's school.) PH 3 br duplex, deck, elevator, p/t dm, new baths, approx 1600sqft.

I used Kevin Johns, Accurate Appraisals, and can recommend him. His estimate seemed a bit low but matched comparables.

Wow - wouldn't the transaction costs involved in buying and selling two apartments buy you a lot of car service rides to school?

I assume you are selling a co-op, since if it were a condo couldn't you just use the internet to look a recent sales for comparable units? Also when I was selling my apartment I had a number of different brokers come in to pitch their services and give me their estimates.

I had brokers come in, was firm with them that I may not use their services or put my place up for sale, and they came over with estimates (which were basically on track).

Other than a couple follow-up emails, I didn't get any full court press to list with them. You're in charge....
