Studio/1BR Rental Prices?

Does anyone know how much studios and one-bedrooms are renting for in Park Slope and Prospect Heights? I've seen various prices listed on Craigslist and brokers' sites, but I'm assuming renters are bargaining down from these asking prices. If you're a landlord or a tenant who's signed a lease somewhat recently, I'm curious to know some concrete numbers.

I went around with a friend looking at one bedrooms in the N Slope at various price ranges. The 1,600 places were pretty small and dismal - not renovated in a while.
1700 places were a decent size, but still not renovated
1800 places were nice.

His Dirtiness is correct. Everything under $1800 that I looked at in June was crap.

Well, except one, but it suffered from "I ain't gonna live right above the crazy, noise-sensitive landlord" syndrome.

on bergen in prospect heights (maybe it's not on bergen, but i think it is..) it's the block i would turn right on in park slope then keep walking down, there's a longish block of fedder's style newish construction houses. my ex rented an apartment last year, ground floor one bedroom (actually junior 1 bedroom) and it was 1200 dollars a month.
i thought that was a good deal actually

I would think you will find a nice 1 BR from $1800-$2200 with some cool amenities whether it's a W/D in the unit or a newly renovated kitchen or a duplx situation.

Studios - a really nice one will go for about $1500

My neighbor just rented a decently renovated studio in the south slope for $1350.

South SLope will definitely be cheaper than North. The ones in North Slope for $1500 that I saw were crappy and or tiny. I saw one on 5th Ave that was maybe $1350, but too tiny for my and my clutter.

Perhaps prices have come down.

I just rented a 1BR in a brownstone in the N. Slope for around $2300/month, but that includes all utilities other than cable and phone...I'd say it is equivalent to approx $2200/month without utils. I'd say you should look to pay at least $2K/month for a nice place, but to be fair I didn't look all that much.

I just signed a lease in June for a 1 br right where Eastern Parkway starts at Grand Army Plaza for 1650. Its a decent size, elevator building, w/d in building (Of course I am not talking about the Richard Meier See-thru one).

i dont know south slope prices too well but when i lived in north slope a few years ago, my Jr 1BR went for $1600. It was small but right off of 7th avenue. I now pay a little more than that for a larger 1BR in prospect heights. I think the range for studios/1BR in PS and PH is probably around 1500-2200, like gemini posted. 2200 obviously being a good size 1BR either near the park or the subway.

My quasi two bedroom on Third Avenue in Gowanus is $1500 (I moved in in November). The bedrooms are on either end of the apartment, and in the middle is the kitchen/dining/living room. It was renovated in the last couple of years and is in great shape. Great neighborhood with quick and easy access to 5th Avenue in Park Slope and Smith Street in Carroll Gardens. It feels more like the heart of the area than the fringe. My advice is go Gowanus if you are trying to keep your rent down.

there are tons of places, shop around. When you find 3 places you like make an offer on all 3 at 10 percent below the ask. Do not pay the ask!

solidago, btwn what streets are you at on 3rd Ave. A buddy of mine just rented his 3br room in gowanus for $2600.00 a month, but that was in "Prime Gowanus" btwn 8th and 9th Street.

and also a new thing people are doing is checking the finances on the place before you rent. Dont bother renting from a place that does not have at least 20 percent equity. watch out for HELOCS and places purchased after 2005

I rent a 2b with a 9X6 "den" on Bergen and Carlton and its $2100. Its not in great shape but the bedrooms are 16X15 and the other is 12X12.

So I have been apartment hunting lately. What I have seen so far:

Park Slope 1BR range from $1600 (tiny ones that havent been updated recently) to $2200 for a nice brownstone or condo with amenities (stainless appliances, w/d in building etc).

Prospect Height 1 BR range from $1600 and up and peaking at about $1900/2000. Actually saw some 2BRs for around $1600. Also saw a really nice 2BR on Prospect Place in a prewar walkup building. The bedrooms would barely fit a queen and the living room was on the small side but it had great light, and had an EIK. If I moved in I would use the other bedroom as an office/guestroom.

I also saw some 1 BRs in Clinton Hill going for $1500-1600 though most were in BedStuy. The Bed Stuy ones did a really great job on renovations but the blocks werent that nice. The realtors billed these as 2BR but they were railroad style or not really useable because didnt have a closet or could only fit a twin bed. The 1 BRs that I saw that were really in Clinton Hill were actually 1.5 BR in a brownstone that hadnt been updated in a while but werent bad.

If you are willing to move to the parts of Crown Heights that borders Prospect Heights ( around Grand, Classon and Franklin) you can find a smaller 1BR for $1200-1500. Please note liar brokers are calling all of Crown Heights "Prospect Heights" right now. I saw a tiny 2BR that would be great for one person on Grand Avenue. There are many apartments in the old hospital on Prospect Place between $1200-1500 for a 1BR. If you move further into Crown Heights you can find lovely well maintained prewar apartments in the $1200 range.

The old adage, "you get what you pay for" applies here. How close is it to the train? Which train? Is there an elevator, doorman, super on site, washer and dryer in building, in the unit? The range is $1,200 - $2,250. The better the condition, the proximity to a train and the presence or absence of a doorman plays a role in the price.
