Legal 1 to 2 BR Conversion
we have a one bedroom apt. that we have converted to a very livable two by putting up a wall. Both bedrooms have windows to out side of building. My question regards the legality of this and how we can legally market the apt. when we decide to sell it. Thanks!

Architect here. You need to give more information for us to answer your question. Did you file the conversion with the DOB? Do the 2 bedrooms both meet minimum size requirements for habitable bedrooms? Are the windows large enough to meet NYC code requirements (to act as a means of egress in case of fire)? Do both bedrooms meet door push-pull ADA requirements? These are all answers your architect should have addressed during filing. Give us more info and we can offer you a more informed reply.

We put the wall up ourselves, so no architect involved. I don't know minimum size requirements, but rooms are about 10 by 12 and both have real windows in them. Meaning, large normal windows that were already in place. Each has a door that opens properly into the room. Does that help? We put up the wall to create space for us knowing it wasn't "legal" but wondering if it's possible to make it so, or if we have to take the wall down to sell. Thanks!
