Roof Party

Can you have people on an apartment roof without a deck. Who would we get in trouble with.

Comments

Sure, when the roof fails and someone fails through, it will be perfectly fine.

"Who would we get in trouble with"

The landlord. walking around on the roof (rather than a deck) can damage the roofing - damaged roofing = leaks.

a really bad idea...roofing is fairly delicate and it is easy to punch a small hole the the roofing membrane by walking on it...that can become a major leak in notime flat...you are setting yourself up for a lawsuit from the landlord or condo board

Unless the LL has taken steps to keep people off the roof i.e. alarmed panic bars or actually blocking access to the roof there will be no lawsuit. Most roofs will take the occasional 4th of July viewing without catastrophic failure (collapse or otherwise) if they're in reasonable shape and common sense is used. On the other hand any damage attributed to chronic walking on the roof will usually void the warranty.

What ms said, but don't ignore the other responses either. Mainly, keep the damn high heels off the roof.

So true about the high heals! I remember going to a roof party where one person wore high heals. The next rain storm revealed holes all over the roof. My friends apt. was soaked!

Two years ago on the 4th of July we were in the middle of renovating our 4th floor apartment. A group of people decided because they could see the fireworks better from my roof and they building next to my, they were going to leave their roof THREE buildings over and come over and have a BBQ party with charcoal and fire...YES charcoal and fire on a roof with tar and NO decking..

My hubby went out on the roof and asked them to leave and they had the nerve to ask him who he was, after a few exchange of words and him threatening to call the cops they decided to leave and we decided to go back downstairs. They were not too happy, we heard more cursing and stomping feet but finally they left... We went back up to the roof to see if there were any damages and saw that they put out the charcoal fire on the other buildings' roof :-o.

Two days later it rained and guess what...Yes water leaked into the top floor apartment messing up the kitchen we just finished painting. The painter had to come back to spackle, sand and repaint the kitchen and my hubby had to patch the roof... That's why you shouldn't have a party on the roof a building that doesn't have a DECK!!

Architect here...All the above is good advice. I'd like to add that if your roof does not have a 42" railing at the perimeter, then it cannot be occupied for personal use. Be prepared to suffer a serious lawsuit in the event a drunk partier decides to clamber towards the edge and fall to their death.
