Final Walk Through Advice
Hi. This week, I have the final walk through on the condo I plan to purchase. The sellers had many photos on the walls. They also need to remove a bookcase they had attached to the wall. I am assuming I shouldn't complain about holes left in the walls from small nails but what if there is more substantial damage from the removal of the bookcase? Is this something that is reasonable to bring up the agent? If yes, what recourse do I have? Do I ask for some money to repair the damage? I have a painter coming to paint after closing. Thank you.

You're going to risk a six figure deal on a couple of holes in the sheetrock? Do you really want to get into litigation over it? You'll lose anyway as it seems you know the bookcase was there all along, and that it was screwed into walls or studs. Pay the painter an extra fifty bucks and be done with it, unless you are one of those people who live to get every dollar out of every deal.

I'd agree, Denton, except if the bookcases were hung on cleats that are left behind. I've seen it done where they've gouged the walls to get the cleat level - leaves a real mess.

Ves - bring up anything you want to your agent or attorney. If something bothers you no matter how small, bring it up. That's why you have a walk-through. The worst they can say is no. You can then take it from there.

Hi. Thank you to all! Yes, the bookcases were hung on cleats. I don't want to risk the deal at all--I just wanted to ask for feedback. Thank you again! I appreciate it.
