Who's On the Lease?
I wanted to get opinions on the pros/cons of having only one of two people living in a rental apt on the lease. I think sometimes a couple only wants to process the application for one of them to save on the credit check fee. If one of the two qualifies, is that OK, or does it leave me open to any potential issues down the road? Thanks!

I like having both people on the lease, 'jointly and severally' if possible. That means credit checks on both parties and both people are reponsible for ensuring the entire rent is paid. Less headache for the landlord, IMO.

I insist that one person take total responsibility. We had one guy run out on his roommate & it made for major hassle.

Depends on a few variables: If the apt is rent stablized and you have a NON - MARRIED Couple you may want to keep the one with bad credit off the lease.(Note: In RS apts if they're married, a spouse has rights whether they're on the lease or not. I don't know what you mean by one person taking total responsibility Arkady, that's why you have leases, if they're on the lease they're responsible.

But many others, including domestic partners, can claim survivorship rights in RS apartments.
