researching zoning regulations?

We looked at a house we liked, but its garden abuts a garage. We're concerned a developer could one day tear the garage down and build some new construction. How can we research if this is a possibility?

research zoning laws to that property. Maybe thru an architect who could tell you what could be built on that spot.
Just because a garage sits there does not mean a residential structure could be there on lot line.

the city has a very handy zoning handbook that you can buy at CityStore...which is at the east end of Chambers Street, in the Federal Building (NE of city hall).

The handbook has 1 page summaries, along w/ drawings that illustrate the typically allowable building bulk for each type of zone.

To figure out what zone you're in, go to this page of the city planning website:

http://www.nyc.gov/html/dcp/html/zone/zonedex.shtml

click on your borough, then click on the right grid square to open the corresponding pdf map.

zoning in NY is not fixed while it takes some work to change it changes happen everyday. You can never assume there won't be a change although if the area is Landmarked its more difficult to change

You can also call the Dept City Planning's Zoning Help Desk - 212-720-3291. You give them your address and your question and they can probably help. I think you usually leave a message but they do call back.
