cellar to office-I have new info

Hi,

I talked with a city engineer and he says that technically it is possible (legally) to convert a cellar into a separate office space for rent. I have read the info about these type of conversions and it seems that the cit engineer might be wrong... is there anyone in here who really looked into it?

I don't know about the legal regulations here, but check with your insurance asap if you're thinking about this. We have an office space on the first floor of our house--and this requires us to have a commercial insurance policy...for businesses/offices. And it's like 3x the price of a regular homeowner's policy. So beware!!! Good luck.

Well if you're talking about a cellar of a residential building, I think that what you mean by "technically possible is in "only in theory".

--For one thing, you'd have to have zoning appropriate for commercial office.
--Secondly, the office would have to have two fully compliant means of egress and two separate exits for the building for that office.
--Thirdly, you cannot share exits between a commercial egress and a residential tenancy, so you have to have two fully separate lobbies.

you meet those conditions and yes, I think it would be possible. But does this describe any residential building in NYC?

I do have zoning
I do have a seperate entrance and an exit to the back yard.

I think I pretty much have it.

Who should I bring that could have a look and be certain about it?
