Browstone Condos
Do people prefer a condo in a browstone with 6 units or less or a big condo development. Friend of mine is turning some brownstones on lefferts pl into condos and going to ask very cheap prices, but not sure if thats a great idea, but figure if the price is cheap enough people will buy.

If done well, they can sell at quite a good price. It depends on a number of factors though. Not something to do if you don't have any experience in how to do it. If you put six units in one brownstoner, some would be tiny studios. Not sure I would do that. I think there is a dearth of family sized apartments (i.e. true three bedrooms). A couple of real duplexes, one with a backyard and the other with a roofdeck) if done well would likely garner interest in my opinion.

I like Lefferts Place, but it can be a little dicey. Not sure that condo buyers will bite there when they will have so many choices in more solid neighborhoods.

"cheap enough" sounds like a bad idea...it sounds like the worst of low end developer spec crap...your friend will end up running a homeless shelter in the place to recoup his investment..,it is happening in queens at this very moment

Nice one eman: well said. Brownstone condos are a good alternative to those that want rowhouse living without carrying a 1 million plus mortgage. At the height of the market - they, like everything else were usually overpriced. Plus the configuration, unless it was a gut job wasn't always equitable. Lefferts Place especially bet. St James and Classon Ave. is rather pleasant.

Obviously there are people living in brownstone condos, so there is a market. Having said that, I think the majority of buyers prefer larger buildings. In a brownstone condo most likely you will be self-managing, shoveling your own snow and taking out your garbage. More work for the residents. Not for everyone.

I beleive he is going to list them at 279k, i think tha is a pretty fair price
