44 Butler place
Looking at 44 bulter place (butler plaza) - has anyone heard anything positive or negative about the building? area?

This is a lovely , very well run building with all the needed amenities The interior garden is is a peaceful oasis. There are 60 apartments but with 2 elevators, located at opposite sides of the building, it seems smaller. Butler Place is a one way, block long, street so hardly any traffic. It is a convenient and safe location.
Some apartments have been updated, some have not.

Looks like TLH and probably apratment1 are developer shills. Or developer shills, from the NYT:
"Now it has been revived as the Butler Plaza, an 80-unit condominium, by Herman Frederick and Ted Hilles, Brooklyn developers specializing in rehabilitation and historic restoration."
Ted ? Hilles = TLH.
Typical crapola '80s conversion. Needs a big price chop.

Please excuse multiple posts. I am a first time poster and I am NOT Ted Hiles (who ever he is) nor I am developer shil.
I have relatives who have lived in the building for over 3 years and I visit frequently.
I have no idea what the current price is or which apartment is for sale.
My comments are strictly from a visitors observation and positive comments from relatives
I suspect that guest poster is uninformed

We saw a few apartments in the building and always walked awayd feeling 'meh.' First, that building - and street in general - was crap for many years until recently. With the new high end condo around the corner, the area is fine if lacking in decent nearby amenities, and Plaza Street is a pain to cross. Anyways, it is an 80s conversion, and many of the apartments have been renovated on the cheap. Kitchens (we saw) were tiny. There is the cute inner garden that frankly doesnt seem to get much use, and there is a ratty gym in the basement, and a small roofdeck.

Hmm, I have a pretty different opinion from the previous poster -- I live nearby, and while the interiors aren't fancy, the apartments I've seen on Butler have been modest and clean, and I've recommended friends to look there. You may be able to low-ball an offer. I love the fact that there is no traffic on the street. I don't understand what's so hard about crossing Plaza St -- Look left and right for cars and squirrels, and you'll be fine. As for amenities, there is plenty of stuff on Vanderbilt, Flatbush and a short walk to 7th Ave/Park Slope, etc. Good luck!

I LOVE Butler Place. I think it's one of the prettiest streets in all of PH. I've been looking for a place to buy in BK for a few months now and considered putting an offer on an apartment on that street because it's so lovely. I also looked at a one bedroom in Butler Plaza - I really liked the building but the apartment was just ok. Kitchen needed a total renovation. If the price was dropped 30k I'd consider it though cuz other than the kitchen the apt. was in good shape although an odd layout.

Please note that the Corcoran broker who was showing the one bedroom is also a resident of the building and serves on its board. I wish people would stopping using these big-name realtors and rely on the smaller ones like AD Shaye and Brooklyn-real. I found this broker to be incredibly arrogant and rude. He knew he wouldn't have a hard time selling it but his attitude was uncalled for.
