stove exhaust for rental apt.
Does anyone know if I have to provide an exhaust system for the kitchen in a rental apt in a 2 family building? I would rather not, tenant is asking for one.

One of those over-the-stove microwaves with a fan and filter is all I've ever seen in most rentals..

In New York City the code states that you do not need a vent if there is a window in the kitchen

don't know if you have to or not but I'm putting an active vented thru window exhaust over the stove into my rental unit for purpose of making it more attractive to renters and to keep walls less greasy (ie if renter is active cook frying stuff all the time). the microwave w/ fan is an easier & less expensive approach which I think is suffice for a rental.
if the tenant asks for it, good chance he/she cooks a lot. painting those kitchen walls after it's got that film of oil grease (ie from poorly ventilated kitchen) on it is a pain and ugly looking.

There's no code requirement for a vent right over a residential stove. If there's no window in the kitchen, mechanical ventilation is required as stated above.
I've never lived anywhere, with exhausted ventilation over the stove, and I have lived in many apartments. I have also cleaned years of burger grease off the ceiling fan in a rental building I once owned.

Just vent the thing. I had to gut renovate a kitchen that had been unvented for at least a decade, and it was one of the most disgusting cleaning jobs I've ever done. Nothing cuts through ancient inch-thick rancid grease. And it's a fire hazard. If the rental unit is in your house (like a garden floor through) you will be very glad you did it, and it will extend the life of your cabinets, etc.

thanks everyone,I am not venting it, as I am not renewing their lease and have other plans for the apartment, I was just wondering if I had to by law.
These people are driving me crazy, I should post their latest complaint on here so you can all get a good laugh.

I'm curious because my home/condo has a open kitchen with a island in the "interior" of the living room & I only have a combo microwave/single stage air recycler above the stove. The kitchen/stove is approximately 20' from the window in the living room. Would this constitute the legal requirement for having a window in the kitchen or not?
