St. John's Place Condos

Hi Folks,

Aguayo & Huebener has the listings for newly converted condos. Seem to be decently priced for the sizes. Anyone see them? Any thoughts on the neighborhood. Its between Washington and Underhill. Any thoughts will be appreciated.

Are those the places that had the 5th story built on top... that woke me up early in the morning and provided access to my fire escape so I could be robbed blind? I actually liked living on that block, but that little development left a bad taste in my mouth.

I live (in a rental)on st johns btwn underhill and washington. Im not sure what building you are referring to. please let us know.

The location is wonderfully convenient. Easy access to the 2 and 3. The Q is a reasonable walk as are the 4 and 5 train.;

Proximity to Prospect Park is wonderful.

That said the neighberhood is transitional. Despite the ridiculously expensive Richard Meir building nearby, there are still drug problems in the area. It's getting better all the time, and neighbors tend to be helpful and friendly. But it's not without issues.

I have been looking but feel everything is overpriced.

427 St. John's is a pre-war building, so no new 5th flr.

From my brief run-thru, the neighborhood near the Washington/St. John's corner does look a bit transitional,
but navigable. Just wondering if its early or mid stage transition, and if its generally safe.

Considering whats coming onto the market, its hard to tell if its a good buy for right now. I'm thinking that the area, more than anything else is promising over the intermediate term...

Thoughts...?

Right now it is mid stage. Safe during the day. Sometimes a little shaky at night. I have yet to have a problem but am sensing street anger on the rise as the recession deepens.
If NY and the economy recover this will probably appreciate faster than some areas. If things get worse, it will probably deteriorate faster than more affluent areas.

Any ideas of whether the prices at 427 St. John's: $339k for 1/bed 650sq ft, $399k for 2/bed/770sq ft; $469 for 3 bed/880sq. ft are competitive in this market?

Look, I'm the biggest Prospect Heights booster out there, but sad to say this block has for many years had a bad reputation. Drugs, gun-play, muggings, aggressive pitbulls -- frankly, I've heard it all. Maybe I'm out of date but check very carefully. Go to the block late at night, especially when the weather if warm. Ask the local store owners. There used to be a lot of Section 8 housing on that block. Hey, it's a good system for needy people. But when it's too concentrated on one block it can create problems.
