changing managing agent
The managing agent for our 7-unit brownstone coop does a very poor job - unresponsive to board requests, provides poor services, does not inform residents of major issues. The building has kept with the management company (which also owns a few of the smaller units) on the theory that small buildings are unattractive for building managers and we would just get equally poor service elsewhere. Has anyone else made a managing agent change? Any recommendations, either about the process or about other management companies we should consider? Thanks.

Have you considered self management? We are a 6-unit condo that has self-managed for over 5 years and it works great. Cheap, too (obviously!).
I presume the fact that you are a coop might make it a little more complicated, but not overly so....

Managing Agents are the worst people in the RE industry. Say what you will about Brokers and Lenders, managing agents are the worst.
Do you due dilegence when searching for a new one. I've had many managing agents charge $50-$100 for a questionnaire to be completed for lending purposes. They don't even fill out the form half the time. They just send you a boiler plate form that they already have. $50 to fax 1 piece of paper. $250 bucks to have recognition agreements stamped, poor turn times etc...
I had a client lose out on a great interest rate because her coop managing agent took 3 weeks to send back a 1 page fax. I had the share holder screaming bloody murder on the phone and they still told her that it was a 3 week turnaround time.
