Boiler troubles
We have had heat issues since we moved in to this two family house two years ago. We never cared much before, but now we have a baby. So not having heat is a problem. Since October the landlady has had the plumber ("he's the best") at least five times. And before him someone else had come twice. I know the boiler has not been replaced in at least 13yrs (it's definitely older, just not sure how much older). It seems like the plumber just keeps patching up minor problems. We'll have heat for a few days, usually at about 90 degrees. Then it will suddenly stop, and could be off for days at a time. We use space heaters when necessary, but I feel like it's unsafe to have those running around the clock. Any heating/plumbing experts care to weight in? Does it sound like she needs a new boiler?

I'm not an expert but we just had our home in Bay Ridge appraised and the appraiser was looking at our boiler and checking the condition of the water heater. He said that some homes that he inspects still have the original boilers from the turn of the century in them and they are still working fine. That's not to say that your landlord's is about ready to go.
If it becomes a big problem, I would report it to 311. I understand it could be a major expense to replace the boiler but your landlord has the obligation to keep her tenants warm.
good luck with everything
