Beam Repair Anyone?

Hello everyone,

I have a beam in the basement that has a bit of termite damage and the kitchen floor right above it sinks in a little bit. Anyone else have this problem and can recommend a licensed contractor? Rough price estimate?
I've tried calling a few places but they told me the job seems too small for them (must be nice turning down business these days :))

FWIW, an inspector told us replacing a quarter of the main beam would cost somewhere between $3,000 and $5,000. Not sure if this includes permits or a structural engineer or if one is needed.

Also you might find joist damage. It's possible the damage could be more than you think.

Have you treated for termites already? I would get on that right away.

Thanks mopar. My damage isn't in the main beam but close to it. I have treated for termites/carpenter ants and haven't seen any additional damage.

Have you already selected a vendor and, if so, were you satisfied?

Even if you replaced a quarter of the beam why wouldn't the rest of it continue to sag.
A scissor jack, a 4x4, 2 loli columns. If you want to get fancy, knock some holes in the floor of the basement for some footings. Easily less than $1000. I don't see the DOB allowing you to "replace" part of what would be considered substandard construction by today's standards. You would be allowed to repair under the "gradfathering" law but not replace.
